Energy efficiency rating E

Is it a big no, or a work-on-able issue?

Maybe it's just me but I couldn't care one iota about the energy efficiency rating when it comes to my decision to buy a property. The house we are buying is an F with the potential to be a C. Our house is a D with the potential to be a B. Our buyer hasn't mentioned the EPC either.

We are an E with a C potential. Oh dear. This is despite having double glazing & central heating. Might be due to the loft insulation having been in its still-wrapped rolls for about 3 years in the loft? And also 5 open fireplaces. Bah.

Hmm, it's an E with the potential to be a C. The whole report isn't available online though, and the booklet thing doesn't contain it either!

It depends. If it is an old building I'd take it with a pinch of salt- the test criteria are all against modern construction techniques so pretty meaningless for old buildings. For example- you could get an old stone building with thick walls- but it woud test as a single skin with no cavity- no taking into account the thickness etc (which will help with heat loss etc).

I don't think it was that old, I suspect the extension - garage + reception room. Could the garage be single skin, but the reception room be properly done (double skin? Sorry, I'm clueless about this!). Could it be the door between the garage and the rest of the house?

It could be as simple as them not using any energy saving lightbulbs. It should list what will make the difference on the EPC? Ask the vendor for a copy of it.

Take it with a pinch of salt. I went to see a house when iwas looking to buy which won some environmental house of the future award and it had a B rating so what you need for an A rating I have no idea,
The house I'm buying is an E I think. They should list what work would make the most difference on the EPC and I think how long it would take to pay for the work.
On the house we are selling it said things like put in more insulation above bathroom (even though we have but they can't see it so can't list it) and you would pay back the modest costs with cheaper heating bills in about 50 years. They are a lot of sdtuff and nonsense basically.
