Do I do anything different for a 2nd viewing?

Ok, so I had my first viewer yesterday after putting my house on the market on Friday. And they want to return for a 2nd viewing! I was just going to offer that they take themselves around again as I've already given them the tour, then wait downstairs if they have any questions. Does that sound OK? Should I do/say anything else?

I prefer to second view with just the agent present but if that's not an option, just do the quick tour again and let them wander. Good luck :)

I'm doing all the showing round. I have 3 dogs (will be in garden!) so I can't have an agent let themselves in etc.

If I am viewing the house second time around, I would like to be left alone as much as possible so I take a proper thorough look around.
It would not feel good having someone watching your every step and if you're seeing the house with another person, you would want to be able to point things out and talk there and then without feeling awkward in the owner's presence. The viewer would know what's where so no need leading them around, maybe a quick point of direction. Best thing to do is to make the place as immaculate as possible.

Can you not take the dogs out for an hour and let the agent conduct the viewing? I like to be able to talk out loud with my husband and it's uncomfortable having to do that when the vendor is in the property.

The 2nd viewing is generally when they know they like the place and are looking for the general quality of the house, in case they need to factor in any work to the price they are willing to pay. I would stay fully out of the way so that they can discuss between themselves without thinking you are hearing what they are saying.

your plan is absolutely right, although if you can get your agent to get off their backside and show the buyer round, that would be even better.

let them get on with it, stay out of the way and just say 'if you've got any questions, please ask'. They SHOULD have questions!

Quick work, getting a viewer and a 2nd viewing! ^^ what the other posters suggest, de-clutter like mad beforehand and give them plenty of opportunity to discuss and deliberate in private. Fresh, pleasant smelling and well-lit if a murky afternoon. Think beforehand what you'll say if they ask something like, "How soon would you be able to move out?" or anything they didn't raise first time like, are you on good terms with neighbours.

deffinately wouldnt let them wonder around by themselves!! get the agent to take them around and take the dogs out. Would you leave your front door open and say just come in and wonder around my house!! you are letting strangers into your house!! you dont know these people. they could take anything they wanted and if you didnt see them take it you wont have a leg to stand on.
