New house - convert study to bathroom or playroom?

We're in the process of buying a 3-bed semi. It has a small upstairs bathroom, with shower over bath. Downstairs there is a room that is currently a study, it's 2.1 x 2.1 meters and has a small window, door off the hall (I've put the floor plan on my profile, but the pic might be a bit small to see clearly).

options are to keep as a study, or convert to a playroom or a shower room-come-utility room. What would be best? we'd love an extra loo and a walk in shower, but if it's a very utilitarian space (washing machine & dryer in there, for eg) then it might not be that pleasant to bathe in. If that is the best option, any tips on making it a nice space?

I'd put a downstairs loo under the stairs and have it as a playroom if you have small dcs (I'd probably have the door opening off the kitchen as it makes it easier to get to them). When they are a bit older, I'd convert to really utility room.

Thank you lala - hadn't thought of that option, but there is room under the stairs. No DC yet (ttc) but nephews and nieces live close by and we have them to stay over regularly/have toys for them etc.

We could do a joint study/playroom for now by adding in some built in cupboards. I was rather excited about the prospect of a walk in shower (never had one before), but we're trying to think long term, so I'd rather plan based on the needs of a family of 4, if that makes sense!

I would bank one wall with storage units either enclosed or open and use it as an office/playroom.

We converted our double garage into a playroom/store 2 years ago and I have a 4m run of wardrobes that hide everything toy wise plus coats, shoes, hoover, ironing board etc.

It feel tidy just because everything is hidden away!

I agree about putting a toilet in under the stairs, it is where ours is.

Perfect Fizzy - we'll lose tall storage if we put a loo under the stairs, so if we build along the side wall that would give us 2m of tall storage, and we could possibly fit the w'machine and dryer in there also, then have a desk on the opposite wall which can be removed when it needs to become a playroom.

Thank you both--this is also going to cost about 2k less than the full bathroom/utility idea, which is helpful!

My downstairs loo was already in, this house is 13 years old and there was nowhere to hang a coat up, drove me mad but I already knew the solution before we moved in.

Our wardrobes are Ikea Pax and I have a lot of them, at the last count we have 9 singles and 6 double Pax wardrobes in a 4 bed house. Like I said we have a 4m run of 2 singles and 3 doubles in the playroom.

You can stash a shed load of stuff in them. I am about to add another 3 singles into the office/ bedroom 4 to replace bookcases.

Things to think about washing machine and tumble drier wise, you will need somewhere for the washing machine to drain into and the tumble drier will chuck out heat, even a condenser which is what mine is.
