Garage conversion

We need an extra bedroom, and I think the best (ie, cheapest) option would be to convert the (single) garage. Anybody done it? Any idea of likely costs to do a basic job (to building regs though) Ideally I'd like to include a small wetroom as well.

We did a double garage with a store room at the back, cost £11k approx, I am in Yorkshire.

For a single garage it can be anything from £5 - £8k depending on the finish and whether you will retain your original door to the front or put a window in.

We chose windows but had extra brickwork done so that the window didn't just fill the width of the garage door opening, ie it doesn't look like we converted the garages.

The most important thing to pay attention to is insulation. We had 2 new radiators, 2 double glazed windows to match the existing ones, downlights, new loft hatch (and relocated it) flooring, which for mine was quite a lot due to it being a double garage, a wall built for the store, fire door, alarm relocated and a doorway knocked through from the hall.

Building regs guy came out 3 times, before, during and after. It only took 3 weeks total.

Oh and a new consumer unit for the electrics.

My Dh was looking at a house the he was going to do that and costed it up but he was going to do the work.
Council planning was - 300-400 up north.
They also inspect your convert within this cost.
Kingspan insulation that the council said was good for building regs.
Approx £50 a sheet, dot a dab to wall and use also for the ceiling.
Floor was ok with underfloor heating insulation.
Brick work and new window etc no labour and this was just to producing an insulated shell was around £1000.

Thanks or the replies, they're encouraging. I think we'll have a builder to do the door through from the hall and the replacement of the garage doors with a wall with a window, then do all the rest ourselves (my brother's very competent at DIY). GS, who's room it will be, is very excited
