Hello ladies!

I have been lurking this forum for a while! Me and DH have been toying with the idea of moving out of kentish town and moving to a place that has a bit of a more suburban feel. I grew up locally and my partner grew up in islington so we really are used to a lively environment. We have a 2 bed (more like one and a half) flat and would like a large 2/3 bed, I really prefer to live in flats (something people do not understand) our budget is 650,000..

Where would you move?

I am looking at Richmond but it looks awfully expensive and I don't know which areas to avoid, the same with chiswick. Am I over budget ?

Loads of questions.. Sorry in advance.

Do you mean mansion flats or purpose-built flats or conversion flats? You could get a three bed conversion in the posh bit of Clapham/Battersea (Between the Commons) for your budget and be in the catchment for some great schools (if that matters) and you might get a mansion flat facing Battersea Park (gorgeous but I suspect service charges might be high). I know you didn't mention Battersea but it usually comes up in the same breath as areas such as Chiswick. I don't know KT well but it seems really nice - can you really not get something big enough for your budget up there?

Kentish town is lovely but really wanted something more suburban. I haven't look into battersea.. Are there roads to stay away from etc.?

We don't really care about outdoor spAce.. It would be a plus. Was looking for conversion flats mainly..

The bit between Wandsworth and Clapham commons is known as Nappy Valley. It centres on Northcote Road and has two very good primary schools with very small catchments and a secondary school that opened this September (so only has Y7 intake so far). I live nearby and find it a tiny bit up itself Wink but it is very naice.

Slightly groovier are the roads off Battersea Rise and Clapham Common Northside (which are also better for transport as very close to Clapham Jcn overground). Battersea Park area is mix of very grand large old houses overlooking the park (which is fabulous), beautiful old mansion flats (also overlooking the park) and some quite large estates (on the south side of Battesea Park Road - which confusingly doesn't overlook the park). There is a lot of investment in the area as there is a new tube station coming there to link up to the new American Embassy and, if it ever gets off the ground, Battersea Power Stn redevelopment. Chelsea is a ten minute walk.
