Please help -Where to live with easy commute to denmark hill

Hi,
We are looking to move to london from the east of england. We would like 3/4 bed house (£500000) with good primary schools nearby. Where should we start looking?

Try nunhead or surrounds The bus should take about 10 mins to Denmark Hill, or trains to that stop. That budget sounds about right for a 3/4 bedroom home in the area.

The thing is, there are a lot of good schools in South London, but the good ones have tiny catchment areas, sometimes only a couple of hundred meters. You don't say if they will be starting primary school or need to enter in a year further up the school. Also, £500k is a good budget and more than a lot of people have, but depends what you are comparing it to. In a good area with a good school, you may only get a small terrace house.

If you go to the family chat section at www.eastdulwichforum.co.uk you'll find info on school catchment experiences for east dulwich and camberwell. They are quite small generally!

You could go as far down the line as Dartford as there's a rail service up the Bexleyheath line to Victoria. It takes about 20 mins to get from Bexleyheath to Denmark Hill.

There are good primary schools in Bexleyheath, a couple of which are Ofsted "outstanding". Eltham is a mixed bag, there is a little area called Eltham Park which have nice houses, but not sure about the schools. Blackheath is further up the line.

Why do you need to be near Denmark Hill? Is it Kings College Hospital? Being on the line into Victoria would be a great option, but only if you need to be at Denmark Hill during business hours as the line ends quite early in the evening, and is very infrequent on weekends. Even during the week the train runs only every half hour. If that works for you though, the Brindishe Federation schools are all excellent in Lee/Hither Green, you could get a nice house in your price range and commute from Lewisham station. There are lots of good schools around, I am just mentioning ones near me that are a good starting point if the Victoria line would work for you.
