Should we move or improve where we are?

We are thinking of moving but have only just started looking into it seriously today. We have seen a new build house close to where we live now. It has an extra bedroom(4 bed instead of 3 for me, dh & 2 dcs) it also has a utility room, which we don't have now. But dining room & bathroom are a bit smaller. I do like our current house but as the dc get bigger a bit more room would be nice. It would be nice to have an extra room to store paperwork, etc which is currently all in my bedroom. The plot we are looking at is more spacious and, this is the main plus, does not back on to a busy road, like our current one. I find it difficult to sit and relax in our garden because of the noise(that was a bit of a non-issue this summer but you never know!) we have about £40,000 equity we think. New house would be 170,000. Was thinking maybe of paying deposit of £30,000 and keeping 10,000 for expenses, new carpets, etc. that would leave a mortgage of 140,000. Not ridiculously big these days but I'd want to pay it off in 15 years. Payments would be about 25 % of our net income. I know it's not unrealistic but we could stay where we are, have much lower payments, save lots and pay it off sooner, or have a nicer house & garden. I'm naturally very cautious( a what if?type) dh more of a risk taker. So, what would you do?

If your not entirely happy with the current location there is probably little point improving your current home as you will edventually want to move.

I very much understand money worries though!

Is the need for more space urgent? Could you stay for a few years longer?
