Grove Park, Bromley - What's it like to live in?

Hi again everyone.

Thanks for the valuable insight to my last thread, regarding Woking and Guildford. After several weeks of desolate househunting at our meagre 250K budget, we have started to look locally again - and wondered if anyone had any insight to Grove Park in Bromley.

Fantastically large houses, good commute - schools seem pretty good - is there an unseen catch somewhere?

ANY and all opions highly welcome given we don't know the area and have seen two houses that we like and might suit our family.

I’d agree me and my family have never encountered any problems in the time we have lived here. I think the thread has talked about the nicer parts of the area a lot but never walking around any part of Grove Park or even Downham have we had any issues. As for housing as someone mentioned it’s a mixed bag like all areas including million pound houses if you look on Park Avenue!

370k for a 2-bed house is a decent budget for many areas of outer London. In my neck of the woods that would also be doable (and it's safe, leafy, fab schools and very family orientated). It's just about identifying quality areas where you don't pay 100% premium for being fashionable.

Sorry for resurrecting an old thread.
Anyone have any updates on Grove Park please? We’ve looked at houses on Dunkery Road/Marvels Lane - big 3-5 beds for around £500-525k which we loved, but we aren’t too familiar with the area.

I grew up in the area and know it well and don’t live far from it now.
Areas around the station are fine, as mentioned by pp, especially the flats which are really good value for FTB.
For houses, I would probably look at the marvels lane end towards the station rather than towards Mottingham.

Thanks @Nonstoplaundry the streets we are looking at are Dunkery Road at the Marvels lane end, and at Hall View and Highcombe Close right next to Eltham College.
Why do you say not to go for the roads nearest Mottingham?
From the ones we’ve seen, the Mottingham ones had the better feel in terms of location.

If you mean down grove park road then that is highly desirable and lovely and those off it are also pretty good.
I was thinking It is less desirable the more you continue going up marvels lane... past the primary school

@Nonstoplaundrey, yes, two of the places we’re looking at are off Grove Park Road.
Would you advise to stay clear of Dunkery Road then? The house we’re looking at there is between Clayhill Crescent and Lion’s Close end.

Apologies for resurrecting an old thread.
Does anyone have any thoughts on Shroffold Road. Pretty long stretch of road, but I am referring to the section much closer to Downham Way, near the community centre?

I am curious about a property in that area

Hi everyone, I am moving back south, I’m in Leeds atm and need to move by august 15th I was looking for areas aorund london as most of my friends live there and I’m alone with my 2 kids so a support network is very important. Any recommendations on areas I could rent a 2 bed flat for me and the kids ? The main thing for me is that is safe and there are good schools. I have a bit of trouble with my youngest here as she was the only white girl in her classed and started to lose all confident as she didn’t look like anyone else, she was quite upset and said she was ugly ☹️ . Anyway any advice would be much appreciated.
