How soon is too soon to go on market in new year?

We're plotting a move from Whitstable region to the darkest urban areas of south east London and will be selling a modernisation project to fund the move.

When is the best time to put the project up for sale?

At the moment there are probably ony 2/3 places we would seriously view to buy and all have been up a couple of months so not flying out of the EA's windows.

Earliest we could be on market is probably mid Jan - but is this too soon? Our 'project' would probably sell to eager DIYers, amateur builders/developers, first-time buyers or retirees.

Should we hold off marketing until there are more properties for us to view - runnng the risk of being too late/not being taken seriously by vendors or go on the market now and risk being sold with nothing to move into or worse the house sitting stale until buyers wake up in a couple of months?

When do the buyers come out of hibernation traditionally?

I think feb/ march is considered the best time although we put our house up in dec and sold and bought before Christmas, wasn't expecting to. It probably also depends on how much u want to sell for is it just under a stamp duty level or just over iuswim

Cheers Kt8791 - we're keen to sell and will probably be under £170k but it's as much an issue of wanting other people to get their stuff on the market so we've got more to pick from too.
Don't want ot sell ours in a month and then have to go into rented while trying to find a place.

There's also stuff like garden photos which would defintely look better in a few months when things have started growing - will it ever stop raining!!!

But then I sometimes feel wrong going to view places when ours isn't on the market - don't want to waste people's time or build false hope.

By the same token, if we see something good, I want to be able to jump straight in...

Probably best to wait until there are a few properties that u want to view. Our house was on the market summer 11 so the ea just used the summer garden picture! But with the winter front as we had made improvements since last time. It was a nightmare with viewings snd trying to kerp house tidy. Good luck
