remortgaging on a visa?

Just wondering if anyone else on a visa in the UK has had difficulties remortgaging? I didn't have a problem getting this mortgage two years ago but now it seems that they are unwilling to loan to us because my visa states that I'm only allowed to remain in the UK if I am married to DH.

I'm sure I could find a bank/building society to lend to us but we are looking also at exit fees as we are thinking of selling in 12 months and moving to another country.

Has anyone not switched when their mortgage deal ended and just reverted to the pre agreed rate? In my country you generally take a mortgage out and stay with that lender until it's paid off - this chopping and changing is all new to me (but I do like the idea of getting a better deal every so many years Grin)

Just revert to the base rate or whatever they call it, even if it is a bit higher than another fixed rate deal presumably it will be better than a new rate + exit fees. We are on the standard variable rate of our lender after a fixed deal expired. Its cheaper than any fixed rate deal we could get now.

Yes, it makes no sense to remortgage for a year even if the SVR is a bit higher. Presumably you will be thinking of selling (or remortgaging as a BTL) when you move away so that will mean either redemption fees or getting a new product anyway. I've been on SVR for a few months while we shopped around for the best deal - if you are on a repayment mortgage and the payments are very high on the SVR, you can extend the term to 30 or 40 years which will give you only slightly higher repayments than interest only.

With all the fee's involved I wouldn't bother re mortgaging for the sake of 12 months.

Thanks all... I agree it's not worth it for a short time. My only worry is that DH will decide he's not ready to move yet/the house won't sell and we are here for another few years and I'll kick myself for not fixing to a better rate.

Oh well, it's not the end of the world (or is it.... Smile)
