conveyancing fees

Hello all,
We are doing a part exchange with a builder and would like to know the ball park figure for conveyancing. It's been 10 years since I last moved so can't remember.

Around £1000 to sell and another £1000 to buy, including all the searches etc

I found quotes which were about £700.

We got a conveyancer from an online site with loads of recommendations, they are much cheaper (I forget exactly how much now).

However I'm not too impressed as you don't get to talk direct to an actual solicitor, and the person I'm actually speaking to is not particularly knowledgable IMO. The sale is going through, but we're lacking the advice which I'd expect to get from a solicitor.

If that doesn't bother you and you just want to save money let me know and I'll point you in their direction.

aufanie, that would be great as we haven't actually put any cash aside for these and were kinda hoping the builder might help with them?

I'd advise to have a good look at the ratings on the site. Although be aware for the cheapest you will probably not be talking to a solicitor. I'd advise also giving them a ring with an enquiry (make one up if needs be!) to get an idea of how easy they are to deal with, before picking one.

This has been an expensive business for us however as their surveyor came up with all sorts of things which we need to get indemnity for, as the laws have changed since I bought the flat a decade ago. So far there's also an extra £500 we hadn't accounted for

Why do you think it's to do with the builders, am I missing something here?

Conveyancing is the legal process by which you move the title of your property over to the new owners. It's nothing to do with actually building a place. (Unless your builders are buying the new place with you on some kind of shared ownership deal, or gaining profit from selling your current place?)

Its ok. Ive just noticed on some development around here builders are offering to pay stamp duty and legal fees x

Is your new one a new development? You might be in with a chance then!

we were charged 600 for buying + the fees for searches etc it came to about 1000.
