rolling contracts

We are renting at the moment but want to buy next year. Our lease is up next month and we have been told we need to resign for 12 months plus pay an admin fee to the agent.

We want to move to a rolling contract as this would be easier for us buying. Is this an automatic right or do we have to enter another 12 month contract?

We've just been in this situation, as we are renting but have just bought a house that needs work doing to it. Initially the agent asked us to sign up for another 6/12 months, which is their standard practice and would involve a fee, but when we said we would like to move to a rolling contract, the landlord agreed.

If you don't agree to a new contract and neither of you gives notice, then the contract should automatically become a rolling contract. But I didn't want to risk being given notice a month before expiry, so opted to be open about what we were looking for.
