Any electricians/folk with electrical knowledge know how much this'll cost to fix?

After a poor survey we got an electrician to take a look at the house we're buying. Have just had a letter saying that there are the following problems:

Wall cables in the lounge and under cables under the kitchen units are currently unprotected and need enclosing in a suitable box to prevent the risk of electric shock.

The lighting circuits have no earth conductor and present a risk of shock in a fault situation.

A risk assessment should be carried out as to the integrity of the circuit and action needs to be taken to prevent an electric shock risk.

The lighting circuits are currently sharing neutral conductors and this potentially dangerous to anybody carrying out maintenance tasks. All circuits must be suitably arranged to prevent the risk of electric shock.

Am awaiting a full report and quote for the work needed, but am impatient (!)and wondered if any lovely Mumsnetters could give me the benefit of their knowledge and an idea of how much it might all cost to fix.

Well, it depends - how many rooms are affected, are they actually saying you should have a re-wire? what state is the rest of the existing wiring in? How old is the board and have they recommend that is upgraded?

Are they wanting to change / move the lighting switch wires in which case there may be some / a lot of ripping out the old and replacing and then making good.

My builder told me as a basic rule of thumb a full rewire costs around £3k per bedroom (ie average 4 bed house = £12k), plus a bit more if you have a lot (ie disproportionate) amount of reception rooms.

He's rewiring our 4 bed, 2 bath, 4 reception (plus kitchen, utility and v big hallway) for £15k - a harder than average job as they can't lift the (original) floors.

Then an additional £8k to redecorate (make good and repaint every wall and ceiling) - house is a total of 2,100sqft.

electricians like to say that rewiring a house costs the same as buying a used car.

An average 4 bed house can be rewired for under 4k with additional costs for replastering and redecortaing where needed.
