Extension. Remortgage?

DH and I would like to extend our 3 bed detatched house. It doesn't seem to be in proportion, the upstairs is big and airy but downstairs is an open plan room with living room at front, through to dining table then kitchen on right. Small for our growing family!

Plan (mainly pinched from our friends who have exact house to ours!) is to knock through at the back to make bigger kitchen/diner then small family room. Make the front living room seperate.

Builder friend has quoted at £18k for building work u, we could probably manage this cheaper as DH is primarily a carpenter/joiner but can plaster/lay floors/skirtings/fit kitchen/plumb in appliances. Has done his own extensions with help of builder and electrician dad.

I'm mainly wanting to know if we would be approved for a remortgage, we own just over 50% of our house, currently valued at £235k. Have credit card debt 9k (from when DH work went quiet and unexpected 6 weeks off work with a broken bone!) but we are now paying them off monthly at way over min payment. Would be looking to borrow 25k, to include building work/kitchen and other odds and ends that crop up. Obviously we would firm all these details up before approaching bank but realistically how likely is this to be OK'd? Thanks for getting this far!

I've no idea, but good luck! We are also looking at extending, but will be re mortgaging for more. (have been quoted a lot more too!) I think after you own 40% the deals are pretty good.

Thanks, good luck to you too! Get lots of quotes from builders, my friends have just had an extension done an quotes ranged from £42k to the modest £29k my DH did it for!

The £25k will be fine in terms of loan size to value of your property. However your mortgage provider will also need to assess your income and credit history before approving your application. Good luck with everything.

We added £35K to our mortgage to do an extension 3 yrs ago. Santander made us take out an additional mortgage rather than extending the one we already had, and the additional borrowing is at a higher interest rate. But the bonus is that the additional borrowing is a more flexible product, so we can overpay etc.
The application was straightforward, applied by phone then got a decision after 24hrs, then paperwork through the post.
