Loft conversion

We would like to get a loft conversion but make it into two rooms and a bathroom. Live in Croydon. Any idea how much this would cost?

Just did this in London - it was £40k basic plus bathroom fittings, extras if you want non standard doors and windows etc. We had about £3k of extra cost due to structural changes that needed to be made to the house ahead of the extension. PM me if you want the company name.

Oscarwilde, did that figure include VAT? Also how disruptive was the work? I just wondered if there was damage to ceilings on the first floor whilst they worked on the loft.

Yup, that included VAT. Had to lower the ceilings (high) to get enough space for the minimum 2m clearance so yes, it was insanely disruptive, filthy and totally worth it.
Generally speaking - depends on the condition of your current ceilings. Lathe and plaster are likely to be quite damaged, regular modern ceilings will probably get some cracking (assuming no-one falls through them) but they should take care of that as part of the clean up. Make sure you get them to include on the price.
Problem is, once the ceilings come down you start to look at the state of teh existing walls etc etc and it all snowballs £££££££££££££££££ Sad

Hi,
We carried out a loft conversion a few years ago to our semi and the basic cost was about £35K. It will depend on the style and size of your house I suppose that will dictate the price. There will be costs of decorating, tiling, bathroom fittings, perhaps a new roof covering, Council fees, party wall fees. The list goes on. We were delighted with the end results so its worth doing. £33 k here, in London. We didn't need to make any changes to the roof which is cutting cost a bit. Plumbing is expensive. It was not too disruptive to start off with, but when they put the staicase in creates a lot of disruption, and a lot of dust. We stayed with family for about 5 days as we had a baby. Also they had an apprentice and his job was to hoover at the end of each day so it was not too bad in terms of dust.
