Yet another thread: what kind of questions do we need to ask the solicitor please? Really desperate for some sage advice as I messed up a bit yesterday.

DP is meeting the conveyancing solicitor in an hour to sort out proof of ID. I have a brief list of questions that I have put forward but is there anything that we should be asking? We are first time buyers, totally clueless (as has become apparent as we didn't know the property was leasehold instead of freehold... not mentioned in the advert and we didn't think to ask Blush).

Questions I have written down are:

What is the situation with the freehold/leasehold mess (there is a mess in our street thanks to some bankruptcy but we were told that it had been sorted, right up until the solicitor said the house was registered as both with the land registry Confused)

Can the black front door be repainted at the current owner's expense or the fine for having a non-standard (seriously, there are rules about this in the street!) white door be knocked off the price.

How do we get the homeowner's pack.

Can she recommend a surveyor (I have another rec so then I will get comparative quotes).

That's about it. Does that sound okay or are there standard questions we need to ask please? I appreciate that with so little info it's hard to think of questions but I'm feeling a little raw as, although our offer was accepted yesterday, thanks to a miscommunication between me & DP (he asked me to handle the agent but it's his money and his first language is not English) we realised last night that his offer, whilst still a good price for the property, is probably higher than they would have accepted so he's essentially lost some money. I feel terrible although he says it's okay and he's equally to blame. I just feel like a bit of a numpty :(

re surveyors- just do a search on the RICS site, and then ring a couple in the area for quotes.

Thank you both for your responses. She is fixed fee but not no sale, no fee and I have written an extensive email with questions. The more I read about leasehold the more confused I am about what exactly is going WRT the leasehold situation in the street - I tried to get some quotes for something and gave the address. The information that popped up said the house was freehold Confused when it should be leasehold. I think the solicitor is really going to earn her money sorting this out.

If she says it's fixed fee does that mean no matter what happens there won't be extra charges please?
