Put in a second offer (full and final) on a house we really want yesterday (only house on the market in our price range we want). Still haven't heard back and it is killing me. Is this a good sign? Are they playing games? Hate this whole business.

Yeah, the kitchen was going to be the first project. The whole house needed re-decorating. It's been rented out and is quite tired. EAs are complete idiots though and despite 3 calls we've not been able to schedule a viewing. The house is small, but I'm starting to accept that we are just going to have to live in a small house if we stay in this area. At least it has character!

Actually I think we're going to have to go into another rented (we need to be out of here in a couple of months). We are just running out of time and possible houses to buy. DH isn't keen, but in a falling market we don't have anything to lose really.

Just been on a drive-by of house two, tis lovely, though on a busy road. DH isn't keen due to size of it, but I think he is just pouting that I won't sell our DC souls to increase the offer on house 1.

secretly crossing everything that house 1 comes back and agrees due to miracle realisation that it is greedy to expect £100k increase in value in a few years despite doing fuck all to house, double-dip recession and falling housing market

We offered roughly 92% of asking (we ignored the in excess of, as you do). Bearing in mind it was on the market 2 years ago asking 20k less and didn't sell then and it has been rented out / neglected since then.

Was just about to say that house 2 is right on London Road ( and has no garden) and a public right of way right past it!
Where else are you looking and are you bothered about school catchments as are now pretty small locally

Yes, the location of house 2 is less than ideal and the garden is tiny (though it is on house 1 too). I spoke to the EA last night and they still haven't been able to sort out a viewing - something about not being able to get through to the tenant (read: PITA tenant blocking sale of house nightmare). Don't mind the public right of way though, at least the house is interesting! Anyway, we can't buy it if we can't even go see it.

Schools are important, though having looked at the catchment areas for the past couple of years for the best schools I've accepted it may be a toss up.

We've got a couple of other viewings booked in on the west side of town tomorrow - perhaps a diamond in the rough will appear!

Would you consider moving out a bit? Bathampton etc are an easy walk into town excellent primary and houses in budget? We are about 10 mins out of Bath, more house for your money and excellent schools- is a trade off I guess!

Yes, I think we need to start looking a bit further out. We often walk out to Bathampton on the canal. It is always a trade off!

I hate it when people put their houses on the market for more than they are worth then when they get a good offer (like 92% of the asking price) they say they don't have to sell !
Most people don't 2have" to sell, but surely once you have put house on the market, you have it in your head to sell. I know when I have put properties on the market they are on the market to sell and I have already moved in my head IYSWIM !
House 1 & 2 are both lovely by the way. If you are looking at this as long term then I wouldn't worry to much about the falling market. We all have to live somewhere, and if you can afford it and think you will be there for some time it is not a problem.
I bought my current house weeks before the "crash", tis still worth 40k more than we paid for it, but it is my forever home or at least next 10 years so not really an issue as not selling.
God I hope that made sense lol

Yes, it does seem unreasonable not to accept an offer of 92% of asking. Particularly as the house is empty and we are chain free - we could be in there in 4 weeks assuming solicitors get a move on (I know ours are good, we've used them before).

This next house is to be the one the children grow up in (barring anything unexpected!). DH is keen to push the budget further, but I don't want to leave us with no cushion. We'll wait and keep looking - hopefully they come to their senses!

I think you hubby may have a point, if you can add value with cash that could be your buffer. I agree with not pushing on something that has no potential.

Oh, I fully expect the house to lose value over the coming years - we're in a bubble still. I accept that to an extent for the right house, as we are looking for something long-term. I meant pushing the budget so far that we have nothing for emergencies! I like the house, but not worth sleepless nights IMO.

We're not actually in Bathampton , live in a village up the hill where they make ice cream! But was using it as an example. I don't think prices round here have actually fallen at all and having bought this month a local surveyor agreed. That's not to say things aren't overpriced... We sold ours for over the asking price but knocked about 14% off the asking price for the one we bought.
