Second lounge or extra bedroom - advice please

Background: DP and I have been renovating an old house. It's a 4 bed detached cottage, but not massive (not big rooms). We're finally reaching the last leg & would appreciate the thoughts of you lovely mumsnetters on our plans.

Current configuration is:

DOWNSTAIRS:
Open plan livingroom, diningroom & kitchen. Was three rooms, but previous owners knocked through. Livingroom opens onto decking / garden. Long skinny utility room. Family bathroom.

UPSTAIRS:
Master bedroom, spare room (with built in wardrobe that houses most of our clothes), DP's coup study & the room full of shit that was to be my study.

It is said room full of shit that I'm seeking advice on. It's the biggest room, but long and less than 9' wide, which is why it's not the master bedroom, with a cupboard off.

Original plan was for that to be 'my' room as in addition to home working I also do music, so would like to stick my clavinova in there, but the original plan was a long time ago.

Current plan is second lounge (because downstairs is open plan), with TV, sofa, desk for me & said clavinova. Enough floor space for yoga, Wii, whatever. As DP has a study, I would have 'first dibs' on the room (e.g. If working) but it would be a communal space. (In practice I can use his study if I like, but he's a messy bugger).

This would be ideal for us right now as no DC, but I wonder if it's the best thing to do longer term. DC definitely not for a couple of years.

If we made it more like a bedroom we could out people up more easily, but I doubt we would get the benefit from it.

My current thoughts are, do it as we intend, but make sofa a sofabed for guests. If we do decide to ttc, DP could 'share' the big room as a study & eventually his study would be kids bedroom.

Longer term we could convert the attic, but the stair would be through the long room cupboard, so from that perspective would be better as a living rather than sleeping space.

Is this mad? (And yes I do know we're lucky to have this space, but we did buy it with an eye on future requirements).

I'd go with having it as your study/music/chill out room and have a sofa bed in there. Best of both worlds then.

Thanks, I'm thinking that's the way forward but not too much / too expensive furniture in case there's a change of plan.

Just seems somehow terribly indulgent Blush but let's face it, unlikely to be anyone to use it for 3+ years.

Indulgent -how so? His and hers work/hobby rooms sounds great to me. Enjoy the space while you have it!

We do that - our guest bedroom is the smallest (though still has a double bed) and the biggest spare room is our study / hobby room. When (still hypothetical) DC1 comes it'll be the guest room that is changed - hobby room we'll keep as long as possible and guests can sleep on a lilo in there Grin

Our spare room has to double as our guest room. It has a desk and a double bed with a clothes rail. It is tight but as it is not used all the time it has to work hard. Could you manage sofa bed and desk for spare room/chill out/study/music?

tricot Probably can - it's actually a big room at more than 17' long, just not very wide.

Thanks for the comments, am feeling a bit less self-indulgent Grin. Seems only sensible to use it in the short term in a way that means it is actually being used rather than sitting immaculate but empty, so I think I'll go with the sofa bed option & just try not to over-furnish.

Hi, we had an extension and have an extra downstairs room which we use as a back bedroom for guests.

I have put in a good quality sofa bed, it also gets used as a room for watching DVDs for my DD, I also use it regularly for quiet reading, and keep fit/yoga.

Really pleased as it works equally well for guests and us. Means it gets used practically on a daily basis. Just get the best sofa bed you can afford - or your guests will suffer.
