Hope I'm in the right place- help me sell my flat?

I live in a one bed shared ownership flat, and desperately need to sell as we can't cope much longer with only one bedroom.
Please could anyone give me some 'must-dos' to make it more attractive to buyers?
We're currently fixing up the bathroom and will freshen up the kitchen over the next few weeks, is there anything else anyone could recommend I can do on the cheap to help get rid of it?
I'm going out of my mind Sad

Do every little finnicky job that you could live with but buyers will hone in on - such as filling cracks, sockets on, replace any broken tiles etc.

Go with an agent who.uses RightMove - seems to be the go to site.

Such a slow process as DH works nights so I worry about waking him up while I try and get bits done Sad feeling quite worn down now.
Tempted to try one of these 'we buy any house' type companies just to get rid.

Get a couple of mates to come round with 'buyers' hats' on. (choose people who have bought and sold a few times.) Ask them to point out every pro (to emphasise) and con (to correct). They'll see loads you won't. Better them than an actual purchaser.

Pack up and strip out as much clutter and furniture as you can.

You need to make it look like there is all the room anyone could want, rather than show that you have 25 chest of drawers crammed in because you need more space!

While the weather is good (haha) do any outside things, if you have an outside space get it weeded and some plants/pots in.

Have a look at a new build development for ideas of how they show off flats. See how they lay out rooms etc. They people a lot of money to design these spaces, pinch their ideas!

Who is most likely to want the flat? Is it good for commuters? - So a young single/couple. Is it a good family area? - So a starter family home. Retirement area? Decide who is most likely to want the flat and bear them in mind when you are 'setting it'.

Agree re de-cluttering, even if it means renting storage for a couple of months. I think people value at least the illusion of space more than anything else.

Those we buy your home people give a ridiculously low offer and am not sure if they buy part ownership house. We had one round years ago for our first house and he gave a ridiculously low offer and then apologised. So it was a waste of time. What I might consider if I sold again was one of those home staging people.

Remove as much furniture and stuff as possible when the EA comes around to take the photos - stick them in the hallway if necessary.

If people come to view stick as much of the above in the garage if you have one or in the next door neighbour's flat to make your rooms look as uncluttered as possible.

Hire a cat and when people view swing the cat around the room :)
