Does anyone ever NOT ask for a reduction after a survey - should we be prodding our buyer?

They had survey done last Thursday and surveyer - who was lovely and has restored our faith in the breed - said they would have the report in 48 hours. He assured us that he would tell us if there was anything major and said that the only thing was that the windows are nearing the end of the ir life and will need replacing in the next few years. Other minor bits and bobs but nothing else expensive. Tbh, it is the third survey to be done in the last 2 years so we know pretty much what to expect - however, price is now £10 000 less than it was for the other 2. He said he felt it was great value for under £100 000 and that it felt more like a 3-bed than a 2. All good.

So we have heard nothing from EA/buyer since - now over a week. The buyer is a cash buyer and was previously looking in a nearby, much more expensive area, so can believe that this house is well within their budget, much cheaper than others they'd looked at - even with new windows needed.

But...we've had 2 previous sales fall through following surveys and just can't believe - especially in this market - they're not going to try and get more off for the windows. Should I ask the EA to ring them or should we go by the, "no news is good news," maxim?

I didn't bother trying to get the price down after survey - it mentioned things like needs new damp course (but no penetrating damp) etc and it wasn't double glazed at the time.

I was desperate to move, the house was already well within my budget and a few k less than one I had tried to buy just before hand except the seller changed their mind, so I would have carried on unless it showed something dreadful/hugely expensive.

We tried once, because the survey actually said it was overvalued. The second time we didn't because it was already well priced. We offered below the slightly optimistic asking price and the price agreed was the well known going rate for one in its condition. Prices in my area are very well known at any given time as there's so many houses the same. Nothing major came up in survey that wasn't obvious to start with. The sellers had had two identical bids to choose from so would just have told us to get lost.

We didn't ask for any off after survey as we felt we had agreed the right price. The house is 400 years old so there were a few niggles on survey, but as far as we were concerned it goes with the territory with an old house, had there been really major issues we would absolutely have renegotiated price or pulled out. We did get the vendors to pay a "Radon bond" though as house has never been tested and is in a risk area.

We told Vendors estate agent that there wasn't anything deal-breaking almost immediately though. I think you should be asking your EA to chase up how things are progressing.

I didn't once because it was a rising market and the price already reflected the condition. But tbh it was also because I am a wimp. I have always slightly regretted not trying it on - he could only have said no.

Never had to get a price reduction, yet! We will see what the next house will bring.

we didn't because we wanted to move fast.
anyway the surveys only showed minor issues.

Thanks everyone. Just took dilbertina's advice and called EA. She then called buyer and he said he was happy with the report - nothing major and he had noticed that about the windows anyway! Thanks for the advice- can enjoy the weekend now!
