I am looking at a very pretty but kinda tiny mews house. Do you think it would be possible to squeeze a king sized bed into a room of 2.72 x 2.34m and two single beds in a room of 3.86 x 2.72m? I know it is v tight but may be a deal breaker if not...

Well, a king-size bed is about 1.55 m wide, right? And about 2 meters long?

I think it is going to be a tight squeeze unless you are prepared to have the bed against a wall. You would need to check whether the door would open once your bed's in position too. Consider the position of radiators and windows - you don't really want your bed next to a radiator.

I think the bedroom with the two single beds would be OK, but again you would need to make sure the door would open.

Is there another room for clothes storage, or built in wardrobes or something?

Yes there is storage space elsewhere. I think it is 150cm x 200cm for a king size. I'm just not v good at imagining that with a bed table...

If the bed is a standard kingsize, the mattress will be 150cm and then you have to allow for the frame, unless its flush with the mattress. You're probably looking at 155-160 depending on the style of the bed. Standard bedside tables are 40-50cm so the head of the bed would need to go on the longest wall, and you'd end up with enough space either side for a bedside table. As others have said, it depends where the door is, where the radiator is etc. The length will be 200cm, plus the depth of the frame, which means you wouldn't have enough room to walk around the bed at the base of the bed, you'd have to be sideways on and sidestep round if that makes sense.

The other room which you're considering for the 2 x single beds - could you perhaps get shorty beds if they're for children and put 2 x shorty beds with a very small gap in between in the smaller room, and use the bigger room for the kingsize bed?
