would spend 5k on a garden if you were going to sell?

garden is a mess - no kerb appeal at all - its overgrown and weedy and the wall is falling down and the drive is sunken and cracked.

the rear garden is big but like a field with an asbestos garage which is falling down.

5k or there abouts would sort the lot - including new fencing, turf, and garage (just a concrete prefabricated one)

the garden is sizeable, but unkempt and overgrown......

if we were to spend the money, do you think we would recoup it? doing nothing isnt an option as at the min it has no kerb appeal what so ever.....

A lot will depend on your area/market - local estate agent will be able to advice you. I would be tempted to do some hard//free graft on the front garden - get the weeds sorted - mayb e think about gravelling it over yourself? SO get the kerb appeal a bit better - but again depends on the state of the rest of the house (no offence meant). If it is overall a do-up-er house then you may be better just pricing according to condition...

house inside is done - just ran out of money for the garden and outside space......we gutted the inside and built an extension.

we were meant to do the outside but the rewiring at the money.....

its not really a DIY job at all.....the wall is half down, the grass is just moss, the drive is like crooked teeth.....

If I had the 5K and had spoken to an estate agent I would probably consider - but def speak to the estate agents first - get a with/without garden makeover price. Having done it of course would increase your pool of buyers/scare less off - but you may not get it back.

we may not be able to sell for a couple of years so im thinking it would be worth it for use of the garden in the meantime......

a house a few doors up sold for a good price in November but there is one for sale 2 doors the other way with 10k knocked off and its still not shifting.....

we may be waiting a while....but good idea to speak to an estate agent.

Make it clear you are not ready to sell for a while...otherwise they may tell you not to bother just in the hope you give them the contract now rather than after doing work IYSWIM. If they know it will not make a difference to how quickly you put on the market they will not be tempted to say just leave it and sell it with me now.

I am sure I have heard that money spent on the front garden is the best investment you can make buried head in sand about state of own front garden

I would definitely do it. Actually I did - I spent three times that on my front garden two years ago, knowing full well we would be trying to sell in the near future. It made it the prettiest house on the street and we sold to the first viewer through the door.

Ask estate agent.

....but I wouldn't underestimate the outside appearance of the house and garden. It doesn't have to be fancy, just neat and tidy. Don't just shingle the front of the house, it looks soooo much better if you have some paving or grass.

Abigail garden is such an asset and will look fab grassed over with just a few big shrubs or trees.
