Roughly what did you have done? (e.g new kitchen)
And how much were you quoted/did it cost?

We have just had a quote (and it's early days) but OMG it would definitely have been cheaper to move. My gob is truly smacked as to how much it may be.

Currently in the middle of an extension to side of house single storey (utility, small shower room and store room) approx £27000 but we keep finding more bits that we want doing in the house eg new internal doors, new front door (ours is basically falling off!), moving a wall in one of the bedrooms, new boiler, plus new hot water tank. final costs more likely to be £35,000+ adding in cost of having plans drawn up also.

Get lots of quotes, we found ours varied immensely from £19,000 to £44,000 just for the extension. I know that the costs of building materials just continue to rise and I am v happy with our builders at the moment, seems like they are doing a good job and not making too much mess. Hope I've not spoken too soon though!

We have a list of Musts and would likes.

Hadn't thought about the building materials cost increase.
It's a not dissimilar job to what we are doing but we have stuff to do in the garden too which our builders are offering too.

We are yet to get a breakdown of the ballpark figure and when we do we can scale it back a bit. Sad
Any more willing to say what they're paying..or a range thereof.

and don't forget the VAT - what seems reasonable - we've just finshed a 2 storey kitchen/utility/garage/extra bedroom & ensuite and the VAT at 20% is a killer.
Ous cost £40k for the build but the kitchen was on top of that - but it dd include sanitary ware.

Not forgetting disposal costs have at least doubled since the new landfil tax. Therefore a skip is now a very expensive option.

Labour - labourer charge £80pd, skilled £120pd, v skilled £150pd

Fuel, tax overheads are increasing.

We had one this year and paid about 57k for a a smallish double storey (25m square). This including knocking out walls downstairs, changing bed to bath and vice versa. No kitchen fitting but inc wood floors downstairs and all decorating and plastering. It is expensive to extend but if you are in an area you like its worth it. Also it will probably still be cheaper to extend than buy.

Depends how extensive you mean - we 're having a structural wall knocked through and a new kitchen fitted. All in it'll be about £11k, but I'm project managing the lot, sourcing everything myself and calling in favours as I work in the property industry. The quotes for labour we've had ranged from between £5k and £10k with professional fees on top.

We had a large extension and it cost £40k + vat (although it was a 2 storey) cheapest we could get in the expensive south east. That excluded kitchen, flooring, bi fold doors and replacement heating costs. We are hoping to have an loft conversion and that will be a similar cost. Costs has really increased in the last few years and it's best to get a range of quotes. Don't rush the decision on the builder as it's critical to get that right.

In the past year I have had tenders for several domestic extensions varying from £800 per sq m to £2,500 per sq m depending upon on a wide range of considerations.

The cheapest was a simple cavity wall flat roofed 'box' where the owners wanted to do all the internal non-structural work themselves. Very few are that simple.

Once you have tendered and decided upon your contractor consider using a nationally recognised agreement such as: JCT or Federation of Master Builders
