Just how hard is it to get a "proceedable" viewer?

Is anyone else struggling to get "proceedable" viewers through the door? I feel that I do the "big clean and prepare" for people to view who are not on the market or have houses to sell etc. It's so frustrating!

We accepted an offer of 10k below asking, because it was what we wanted, but we refused the first offer of 15k under to get there. Unless the buyer is clear that this is the only offer there will be, I would always assume that the first offer is the opening gambit.

last time i ignored the 'full and final' bit and did get a higher offer.

as i couldn't believe someone would make their first a final offer. maybe some people do. also they'd walked out of another sale so i wanted to make sure they were serious (they weren't, but they still came up 5k which we accepted and mucked us about for a week or two!)

i imagine the estate agent were pushing them to take that badvoc - someone with no sale to process themselves = very desirable buyer!

She was a bit mortified really having to ring me and tell me they said no!

I think some vendors get the valuation and assume that is what they will get...that's certainly been my experience anyway...
