What if someone makes an offer when you've got more viewings lined up?

We've got a viewer coming back for their second viewing, yippee!

I'm jumping the gun here a bit, but what if they make an offer? We've got three more viewers lined up. I'd like to see if they want to offer too, but don't want to put a genuine buyer off either (a bird in the hand and all that).

How quick would you expect a response when you make an offer?

What do people usually do in these circumstances?

If they make an offer, if you're happy with the offer, take it. If you're not happy with what they offer, say no. Quite often people try a lower offer first anyway. But it depends on the market where you are and how long you've been on for.

Oh, and I'd expect a response to an offer within 24 hours - sleep on it, but I'd expect an answer next day.

It's a fast moving market, it's only just gone on.

The agent was talking about doing sealed bids if there's a lot of interest, but it's not like they all come to see it and then express interest on the same day, so I'm not sure how this would work really. (I'll ask when I next talk to him.)

don't just consider the price - find out what their position is on sale / mortgage / how much cash etc. An offer will need to be very good to take it off market with viewings lined up if it's only just gone on.

I agree with 24 hours, but don't feel pressured by that. If they aren't offering the full price, then refuse at least twice.

But you are perfectly entitled to keep having viewings until further down the line than an offer too. Having been messed about by people who make offers and then are totally unproceedable, I think I'd do that again

Don't get too greedy IMO. If the offer is fair, they can show they have the mortgage in place and there is no chain than I would seriously consider accepting and moving on.
