Soffits/fascias and damp

I have no idea what I'm talking about, but I'll give you the facts and perhaps someone handier than me can help!

I moved some furniture in DD's room at the weekend and there is a fairly large area of bubbling, flaking paint in the top corner. It peels off easily and the plaster underneath feels dry. In the adjoining top corner of my room, on close inspection the wallpaper is beginning to peel.

I have stuck my head out of the window to see if I can see an immediate problem. The 'horizontal' bit of the soffit/fascia thing (I don't know which is which!) looks like the paint is peeling on it, and there is a join in it which looks to correspond with the wall between DD's bedroom and mine. The tile on the outside of the house looks like it might be getting wet in that area.

So, am I likely to need the S+Fs replaced on my house? Is it likely to be something more sinister/expensive? How much roughly am I looking at to have them replaced, if that's what it is.

Obviously I will get quotes and someone to look at it properly, but it'll have to wait a few weeks.

The house is a 3-bed 1960s(?) semi.

You need to check the roof tiles above that area if you think water is getting in. Also check the guttering is clear.

The roof looks fine (although I am not a roofer, obv!) but I will check the guttering as soon as I can find a ladder high enough. Thanks :)
