Property Sizes - what is the average?

I'm quite suprised that the majority of new builds I've enquired about are less than 100m2 and being a 4 bedroom house it seems a little on the small side for a family home.

Would you mind telling me where you live and what your home size is or even your area average?

Generally 4 bed houses would be in the range of 110 sq m to 130 sq m. I agree 100 sq m does sound rather 'tight' however - as with everything, a great deal depends upon the design and use of interor space.

Unlike our European neighbours, there are no statutory requirements for clients to use an architect and - sad to say - anyone can 'design' a building.

It's a shame, but most new builds constructed by developers have rarely been designed but simply 'assembled' from a library of previous projects.

I have a four bed that we've turned into 5 by splitting a large bedroom. Living space overall is about 250 square metres. That's what you get in ugly 1960s houses!

We are a 5 bed, study, dining room, family room and at 180 sq m detached in Olney, Buckinghamshire (not inc double garage). Average for a 4 bed in this area is about 135 sq m (mainly with smallish gardens). Hope that helps.

We were looking at building our own home. RIBA state that the minimum recommendation for a family of 5 is 100sqm ( that is a minimum). However if you want to build affordable housing this is the maximum you re allowed. Crazy talk.
