Should we "dress" the flat to sell it, or leave it empty?

Just about to put the flat on the market. It's freshly plastered and decorated, it looks great. It's totally empty - we've already moved out,

I was going to leave it as it is - blank canvas and all that. However I saw some pictures online of an empty flat and it didn't look as warm as the lived in ones I thought.

Do you think it'd be better to put some furniture and bits and bobs back in, and make the place look a bit lived in? (e.g. plants, books in bookshelves etc).

With my flat I showed it empty (was going to let it) and it got snapped up quickly.

When I showed I talked about how a big double bed went there and the wardrobe was there and how comfy and amazing it all was Grin

I would say

  • If it's in a location which is desirable, with a buoyant market for flats, then you don't need to spend the extra money dressing it, it will just go
  • If there are similar properties on the market and they aren't getting snapped up - so if there is competition and not a glut of purchasers - then dressing it will give you the edge you need to sell

That is my opinion based on also watching a lot of property shows Grin
