What would you offer on £275,000?

What's a reasonable offer on this price?

It's a fast-moving market (in London) it's having its own mini bubble at the moment.

(Trying to set the price, had 4 different quotes but going to use Housenetwork.co.uk and so we need to set the price I think).

We're in the north in a desirable location where the houses have held their value and have been looking for a house for a year. A year ago there was a house on the market for 275K and they accepted our offer 260K. The chain fell through so we lost out on buying it in the end, but gives you an idea.

If we really liked a house at 275 and it was worth it (around here that would mean it had 3 bedrooms, was in a nice spot and had a bit of a garden), we'd maybe even pay full asking price.

I would want to check out local sold prices first to help form my decicion. When I know what I'm prepared to go up to, I know where to start.

Without that info, I can only hazard a guess. I'm wary of even the London market TBH.

Have you looked on zoopla/rightmove to see what has sold?

Locally, similar flats seem to be going on the market for £275K - £279,950.

I'm umming and ahhing between these two figures. I can't help feeling that £279,950 is pushing it, but then I think maybe I just haven't got my head round how much prices have gone up there.

We're probably going to do sealed bids as it's a fast moving market at the moment where we are.

I've looked at the sold prices but the most recent ones are March, and without pictures or details beyond the number of bedrooms it's hard to see if they're comparable.

I would still be guided by those sold prices, and I would pick a number somewhere between 275 and 280. If you are going for sealed bids, people will offer their best and the best price they believe it to be worth, so you should get a fair price.

Right move sold prices usually have pictures if you haven't already checked there. I found my house on there recently and enjoyed looking at its unspoilt splendor before the oreo clan trashed it Grin.
