Reducing sale price, shall we change agents too?

We are reducing our sale price and I have been thinking about changing agents as the photos are so bad (even the agent said the other day that a lady she convinced to see our house said the house was way nicer in reality & photos very poor.) shall we change agents at the same time as lowering price in order to get a new listing and hopefully better photos? Dh and I are at a stalemate!

You can get the current agent to take new photos.

You need to decide if you are happy with your agent. Do you trust them? Do you feel you can successfully work with them through (what can be) a long and gruelling process? Are they pro-active in selling your house?

I would particularly look at communication ie do they give you feedback from every viewing, call you with updates and plans of action etc.

If you are happy with the agent, and think you just need a new price and new pictures, then don't change. If you have any concerns over the agent then now could be a good time. Just check you are not tied into a contract.

I'd definitely consider it. They've botched the pictures then they're no good at marketing IMO!

It's the basics! If they can't get that right why are they charging you so much money.

We're going to try www.housenetwork.co.uk after reading overwhelmingly positive feedback for them both on mumsnet and the internet in general.

They're "internet agents". They charge you a flat fee of just £600 (incl. VAT), rather than a commission. They come round and take pictures and list you on all the websites (rightmove, Zoopla etc)and then do all the other things agents normally do (e.g. financial checks on potential buyers etc) and you deal with one agent, by phone. They don't however do valuations (but you know your price) or the viewings. They don't tie you in to any contract which I like.

We're really happy to do viewings to save 2%(+VAT) of the sale!

You could pass that saving on to your buyer which means a reduction in price without so much of a reduction to what you actually receive.

Might be worth a try perhaps?

Definitely change agents. That's what we are in the process of doing :)
