Conveyancing. Um. What is it?!

OK, so I think conveyancing is the legal bit, right? But what does it actually involve?

Is it the same as the what the solicitor does?

Do I need to find a conveyancer and a solicitor? What do people usually do?

I used a solicitor when I bought my flat (over 10 years ago). I don't remember a conveyancer.

(I'm not going to use the one my EA recommends as although I've heard good things about the EA, I've read a couple of awful reviews of the conveyancer they recommend).

Any help would be much appreciated! TIA :)

Conveyancing is the process of buying and selling property, so yes the legal bit. A conveyancer is not a solicitor but is a qualified professional specialising in property. They usually work in a solicitors firm. Make sure they are properly insured and regulated, if you are buying with a mortgage the lender will require the firm to be on their panel, if they aren't you could get stung for extra fees to pay for the lenders solicitor.

A Conveyancer is the word to describe the professional that deals with your purchase or sale, usually a residential property specialist, that may or may not be a solicitor that is all.

Ask a few mates for recommendations and go with them or the solicitor you used last time if you were happy with the service.

Try to use someone who is happy to use email for speed. Many are still averse to this which is very irritating for all of the other people involved who are in the 21st century.

Do we need both a solicitor and a conveyancer?

We will be using the equity to buy a new place, so no mortgage to worry about.

You only need one, but go through a law firm. Registered conveyancers are people who are not qualified solicitors, but have done the right courses and are accredited. I'm a solicitor, but not a conveyancer (I hate property law!) but happy to recommend people to you. Happy to recommend people if you want to PM me
