Not getting many viewers - advice welcome!

We've had our property on the market for 4 months now and I'm getting frustrated by the lack of viewings (6 viewings to date). We have reduced the price to as low as we can now and although two different parties are interested, they have yet to sell their own properties. We did have an offer at Easter but were advised to turn it down by the agents. I regret doing this now :( The house is in an expensive area and has excellent infant, junior and secondary schools all in walking distance. I would appreciate any advice. I have just asked the agent to update the exterior photos.

Lawn cut, hedges trimmed as low as they can but not too low as they'll look woody and they give privacy. Added some more plants. Just hope new agents can take photos on Tuesday as it's meant to be sunny :)

Update: professional photos being taken next Tuesday morning - by Niche Photography - of course it's now scheduled to rain. We have a second viewing tomorrow - downside is they have not one, but two properties to sell. Another family still interested - but they still have to sell. Hoping and praying for a proceedable buyer as we have seen a couple of houses that are suitable for us to downsize to.

The thread has moved on, but I was going to say change agents anyway.

I would relabel the study as a family room or playroom, and bedroom 4 as a study - that balances out the bedroom:living space ratio. It can then be marketed as a 5 bedroom with bonus rooms, which would probably be more appealing to more people.

As everybody said, try to warm it up a little. People are surprisingly bad at imagining how they would live in a space, so I think in the living room I would center the rug and put the sofa and chair around it and arrange the other furniture so it doesn't look like a barn with furniture around the edges. More centered photo of dining room needed. The black and white room looks really, really cold and unappealing - def needs warming up. In the top floor bedrooms I would centre the beds against a wall and dress them up a little. Garden needs better angled photos to show how big it is.

Definitely do not include picture of a canal or whatever that is - canals are rarely attractive local features in my opinion!

A sunny day for photos would really help, and often photos taken from a slightly lower angle/with a proper lens can really show the space off better. Good luck! My parents are trying to sell a house not a million miles away and are struggling too.

Oh and maybe include the sq ft of the garden in the particulars.

Overall a really nice house, agree with moving the study, put an extra TV in there for emphasis. But please please get rid of the vertical blinds in the living room (and I think dining room)? It reminds me of cheap office furniture and makes your patio doors look really cold. Sad
