Why arent I getting any viewings 2

I started a new thread.

Thanks to every one who helped yeaterday, I'm sending the photos to the estate agent tomorrow after I've spoken to them.

Its been raining so we havent managed to redo the garden or fornt of house shot but will as soon as its nice and sunny.

So, old photos here

Any further thoughts? There is some commentary on some of the pictures.

I didn't see your original thread but can I ask does your Estate Agent hate you or something? What horrible pictures they took and what a difference yours make.

For your bedroom, have you a light coloured throw you could fold and place across the width at the bottom of the bed? A blanket even? And use the two cushions fom the sofa in the conservatory as well up at the pillows? That would brighten the pic.

What are the terms of the contract with the estate agent? You are doing their job for them, so I hope their commission reflects this.

I know unavailable, we spent so long choosing an estate agent, one lied to us, came to take photos and started asking for money, ditched them stright away. Another was down right rude and so unprofessional about all other compinies in the area, I didnt like the man who came out anyway, there was just something about him Hmm so didnt choose them. These we've rented from in the past and thought they'd be ok, but were starting to think we've made the wrong decision.

I think the contract says 20 weeks with them exclusively. And I think after that time if we've not sold we will try others. Its just so hard choosing who to go with!

They charge an up-front fee of £600, rather than the £6K+ we'd pay a traditional EA. As far as I can tell they do everything a traditional estate agent does (including listing on all the sites like Zoopla, Rightmove, etc), except you have to do the viewings yourself.

If we're going to save £5.5K, I'll happily do the viewings myself! Reckon they're worth a try anyway.

We thought about going with them, and I even spoke to them a few times. but with 2 babies trying to do house viewings myself will be a pita!

Also we went and viewed a house on with them the vendor said they had been trying to sel/ for 5 months. 2 weeks later I noticed it was on with another ea, and now rightmove says sold stc, so we were alittle warey.

Massive improvement. Well done.
I had a run in with our EA when dh sold his flat don't mess with a heavily pregnant woman and got most of our fees back for loads of mistakes . We gave notice to change & they sold it instantly.

Those new photos are great. I think on the other thread you had a photo of the dining room which showed the door leading into the conservatory - that one is better than the current dining room one IMO. Other than that they are great. Where is the third bedroom though?

I can't put my finger on quite why - but I think your exterior shots should also be retaken, with the windows closed. Whether the house looks tidier / more secure that way, or whether it's giving off the vibe that it's stuffy / airless I don't know - but I think it would be a good idea.

Also - could you weed the gravel in the front garden, and perhaps put a pot or two of flowers out there? And similarly for the back, removing that green plastic thing, which draws the eye a bit?

Long tail they will be, but its been raining and the grass needs cutting and weeding, so they will be done asap.

Cailin we preferred this one as did the estate agent Hmm but when we retake the exterior pictures we may swap.

The reason I like the other one is that I think people like to be able to see how a house fits together IYSWIM. Plus the dining room is quite a small area, but seeing that it opens into the conservatory makes it seem less small.

Good luck and hope you get more viewings. We have just given 2 weeks notice with our agent and are remarketing with a new agent who promises professional shots and brochures.
