Waiting for news on an offer .

We have lived in our lovely house for 8 years now, it's garden is small and it doesn't have off road parking or a garage .

We saw a house similar to ours but with a garage and large garden that we fell in love with a year ago, so put ours on the market in order to buy it. ( it had at that time been on the market for 2 years, empty.)

Within 2 weeks of us being on the market it sold to a supposed would be millionaire about to sell a company, it got close to exchanging but it was taking too long so reappeared back on the market November time. In February it was rented out for 7 months.

Basically we gave up on this house changed agents, had 1 really low offer and mentally decided to stay put.

We were just about to take our house off the market when we were persuaded to show it to a couple relocating from London, they love it and have offered slightly less than we need, so we have offered slightly less than the vendor of my dream house needs and we are waiting to hear.

Apparently millionaire guy is still on the scene in LA and should know tomorrow if he has sold his company if that is the case the house is his - he offered 10 k more than us. If not our offer will be accepted.

We will know by 1 pm tomorrow wish me luck :)

I slept ok actually, but now I have butterflies. I am a firm believer in fate if it's meant to be it will happen.

We haven't even 2nd viewed it because of the tenants but part of me thinks that is a good thing because if it is more lovely than I remember I will be doubly gutted when it doesn't happen.

I didn't sleep the night we were waiting.

We also offered before doing a second viewing.
The house had just come on the market and there were loads of viewings booked in.

We still loved it on the second viewing though.

I am now being recommended by 2 sets of estate agents to see their financial advisors to sort out the mortgage, I know Dh wants to sort it out himself and just use our existing mortgage and increase it.

Any views? should I start another thread? fairly new to mumsnet.

Hi bumbez, congratulations on the house it's so exciting and stressful all at the same time :) we used a financial advisor but he could not find us a better deal than our existing lender which was the Halifax. It pays to shop around as some financial advisors charge you. Good luck with it all!

Thanks Flossie, I think that's what we'll do - see if we can get a better deal, otherwise keep our own mortgage.

Just an update really,

Our buyers want a discount - not unreasonably for damp and wall ties- 3.5 grand, although our house has been valued at their original offer.

Meanwhile the house we love won't come down any more on price despite it being valued 15 grand less than our offer and a recommended retention of 5.

Our bank has actually agreed to loan the full amount.

We've told our buyers today they can have 1 grand off as good will- because that's all we can afford, I am hoping and praying they won't walk away.

I also suggested that the estate agent reduce his fixed fee by a grand if he felt they would walk away - he was fairly gob smacked!

I am now again waiting to hear.

I have butterflies !
