now we are in the last few weeks in our current house (fingers crossed - contracts not exchanged yet)

we have been to see

this house

pros -

  1. really coveted village location
  2. good primary and secondary catchment
  3. nice big house, adequate garden
  4. just in our price range
  5. doesn't need work

cons -

  1. layout - don't like the long kitchen - lots of wiggly bits in the 'utility' side
  2. conservatory is piece of tat (flowery windows, one of which is broken)
  3. parking (no ORP, block of flats diagonally across means shortage of immediate parking, narrow road - there is potential for ORP but you'd probs get blocked in unless you angled it to the corner.....which might look weird)
  4. ex-council (so narrow road on way in)
  5. this house sold for 248500 a year and a half ago, they want over stamp duty 3% threshold for it now...
  6. this isn't a house we can add any value to.

DH really loves it. I like it, though the houses over the road that back onto fields would be better..(none of those are on the market though!) ....having been looking a while i am holding onto the idea of finding something Perfect that i love. this feels a bit....

do you think there would be any problems selling on this house? it has been on with another agent at £269950 and not sold...but that's probs just pricing..tell me what you think?

It's lovely! Looking at the floorplan, you could move stuff around by the utility to make a table area. Great to have the longterm option of sorting out the conservatory.

The parking and neighbours would be the biggest questions for me.

But if you love it, trust your instincts!

walked round and found still plenty of space -not all parked up (on sat afternoon) no noise, really peaceful.

also took a walk into the village which is lovely

dh RIGHT. i am barking. see if we can offer tomorrow ..fingers crossed...

Congratulations Edgar, I love that house!! In fact dh's work has moved to Sussex and we have been tentatively looking at houses down that way. That house made it onto our shortlist...

i worked harder at the cons list. :)

thinking about it, was getting too used to looking, and not enough to finding - anywhere is going to involve a compromise of some kind.

found out why they were leaving, and it seems they have had an offer of a larger cheaper home elsewhere...seems plausible.

anyone know how school transfers work? do i apply first, or get moved in and resident at the postcode and then apply (given that this could be after end of term...don't know when the 'transfer window' closes, and any spare spaces could be allotted to someone else..they have 2 waiting)....

i'm going to have to phone admissions aren't i..

Absolutely.

There is no such thing as the "perfect house" IMHO

If you know where you want to apply you can apply for an "in year admission" online.

aha, might not be a problem, as though there are two on waiting list for year one, it is done by postcode distance and we aren't far away at all

though can't do form until have exchanged contracts....eek!

DH pointed out that the people we are buying from look to have children that age, so a space is likely to pop up (and the school receptionist hinted as much)

Our buyer has backed out - they allegedly want to buy a house for their daughter who is pregnant and has just lost her job...

so we have lost this one unless we can re-sell quickly.

why can't people just stick with their commitments?

Bit of a bizarre reason for pulling out - were they not intending to move into your house or something? Anyway, irrelevant sorry. Fingers crossed that a new buyer for yours is found quickly.

We had that too, when our buyer backed out of 2 houses. You can try and sell your house quickly by dropping the price, or just wait. You never know the buyer you want to buy from might wait for you to find a new buyer as well.

People do drop out and aren't reliable and some just look at houses as a hobby and put in offers just to turn around and back out. In the end after moving so many times, we went into rented once we sold our last house. Went to the area we wanted to move to or near to the area and rented for a short term - then were in an excellent offer to put in a low offer on our current house due to being able to complete within a matter of weeks.
