Pipe leaking between two flats

I am in Australia. I own a leasehold flat in the UK and rent it out. Recently, ie 3 weeks ago, the property management company organised a plumber in fix the bathroom. It was a bit damp which they attributed to shower water running behind tiles, so they were to retile, replace shower screen. £720 for that.

430am here and have woken up to an email from the property company. Some tiles have fallen off the wall and so they got the plumber back. Plumber says wall is damp, there's probably a leak between our bathroom and the bathroom in the neighbouring leasehold flat. He can fix and put bathroom back together. £2200. But will give discount of £450 since we've already paid for work recently.

I have time to think of a response (all day Australian time) but I'm wondering if anyone could give advice on the following. Apologies if I'm not thinking straight but it's very early.

  1. I am thinking that I'll ask the plumber for discount of £720 since they made a basic assumption about the issue and went ahead with the first lot of works on an incorrect basis
  1. If the problem is a pipe between flats then shouldn't the other flat help with the expense of fixing
  1. Should the freeholder come to the party since its a problem outside the walls of my flat itself?
  1. Does building insurance cover this kind of thing.

I'm sorry if wrong section. I will call and look up policies when it's morning here (point 4) or in the UK (points 1-3) as apropriate but, in the meantime, would appreciate any guidance. Also hoping this is the right section to post.

No idea what the answer is but this is the sort of thing that happens when you are away and delegate repairs to others. Noone else is going to chase up neighnours and freeholders on your behalf - well probably not in a way that gets a good result for you. I cant see you will get more off the builder - he neednt have offered a discount i dont think. I suppose it depends on your freeholder if he will contribute but ive always found them to do as little as possible - meanwhile you still have a damp bathroom..... Think you will have to pay up although it migbt be worth asking ffor other quotes/opinions if you have lost faith in the first plumber?
