Great garden. It's a shame about the very seventies dorma on the rear elevation though - it clashes with the rest of the architecture.

Flatbread - if you click on the main photo the gallery comes up. Do you think that the lay out is OK and that you can do inexpensive stuff with the facade?

It is not a great looking house as it stands. Presumably it is a good price as a result? If so it might be worth asking a (good) architect to suggest alterations to the fenestration and conservatory to get a different look... You could go cottagy or ultra modern depending on your taste. Love the garden & setting. I am a conservatory hater tho so if it were me that would go and i would replace with solid roofed garden room/orangery type thing so it is usable more of the year.

What do you think of it?

I think the layout is fine, I can't get the floor plan big enough to read the words so if every room is what I think it is it works fine. I think it could be improved by knocking through and rearranging downstairs, but that is my taste. It works fine as it is.

I agree with tricot about the conservatory. I'm a bit Confused about the windows some white some brown? I think the exterior can be vastly improved but not on the cheap. Well I suppose it is all relative, thats an expensive house so % wise it probably won't be a lot.

I would change the windows, replace the conservatory with a sun room and the odd dormer thing, with slate roof(s) on different levels to make it look more ramshackle cottagey. Perhaps render the house too but If the brickwork is all good and similar bricks then probably leave it as brick.

How does the price stack up for the area? If you want to do works to the house, get a builder to price them and then make the offer less that amount.

I think you could make that a very nice house, but I would be interested to know what else is available around that price. You should be able to get something pretty special for that!

I think it has good bones, just a bit tired. The setting/garden is lovely and so any improvements to the house would only add to that.

The window to the left on the front needs to be a different shape I think. Otherwise making all the windows match and softening it up with foliage etc. would probably do wonders to the front.

I used to live in that general area...it's nice! Any improvements in that location would definitely add value I imagine.
