Changing estate agents or engaging a second estate agent

Does anyone have any experience of this?

Basically, our situation is that we've been on the market for 9 months now with a small, local EA. In that time, we've only had two viewings, neither of which have gone anywhere. (The first made another appointment then vanished, the second hadn't sold their property and decided our lounge was too small.)

Far as we know, we're not overpriced. We're on the lower end of the valuations and a comparable house a few doors up sold at the end of last year for £10k more than what we're asking.

So, we're wondering now whether or not our EA might be part of the problem. They didn't do a floor plan and they haven't listed us anywhere online aside from Rightmove and their own site. The EA is also in a neighbouring suburb, rather than our one.

We're well outside the stipulated exclusivity period now, so we're trying to figure out whether we finish with the local EA and move to a national one, or whether we take on a national one alongside our current EA. Anyone got any advise for either of those?

Anyone feeling nosy can see our property here Wink Advise there is welcome too, but disregard the nursery as that room has been redone, the huge desk removed and new photos are pending.

You can have some of my junk if you miss yours. I tell you the stuff breeds in my house Grin.

The fact it has tenants in now may go in your favour, in that it will put some people off, and yes you really need to know about the freehold and also if there is a shared drive the access and maintinence issues.

Good luck with the declutter though! Always a nice way to spend a summer weekend in the rain Smile

Ok, here we go! New listing is up here. What do we need to change? Wink

From my glance through, I've picked up the following:

Could do with re-taking the outdoor pics on a sunny day. If such a thing ever happens...
Need to clear the folded chair and stuff you can see in the conservatory for the second/third kitchen pictures.
The bin should have been moved in the bathroom and the shower curtain temporarily taken down.
The master bedroom picture is awful and makes the room look tiny! I've already requested that one be changed urgently.
I'm not sure the angle of the spare bedroom is great either...

I wasn't present when these pictures were taken, it was my DH supervising. I might fire him. Wink

Anything else people can spot that should be changed? There's a floor plan up now.

The listing has been up a week now (been on holiday) and we've had a grand total of zero interest. :( It's not looking promising, is it?

Its a much better listing this time!

Put the lid down on the cooker, and have the bedroom pictures re taken. If I were you I would take pictures of the bedrooms from all of the angles you can and see which comes out best, then get the agent to do that angle. And the little things you mentioned above. Also get the duvet covers very straight

Have you got any wriggle room to drop your house any more in price if you don't get any more viewings? I've had a look at the sold prices on the street and its hard to judge as nothing has sold recently apart from the one at 137, but that house is bigger, with a big garden and newly refurbished. The nearest other sold prices of comparable houses are well below 120, and that was 2 years ago.

I do think 125 is a fair price for you house, but if you continue to get no viewings then it suggests the price is the problem. Not what any of us want to hear - identical house next to me sold for 70K less than I bought mine for .

Just something to think about, and look at figures while you are waiting for things to happen.

We are just changing agents too. It's very frustrating to have no viewings and especially when you have seen another property and just want to get going. I wish you all the very best and I can sympathise with you.

Unfortunately, the only wiggle room we have in price is already factored in as we're assuming we're going to get offers around 10% below asking price. :( If we drop the asking price further, it'd have to start being advertised as fixed price, which I worry might put people off.

I've emailed the EA to see what they have to say about it all, will call them tomorrow if I get no response by then. They showed example houses in the area like ours that had sold for £115k-£121k recently, so I don't think we're particularly overpriced - assuming the offer culture.

Until then, will start tweaking the rooms and getting new pics done! I keep wondering whether holding an open day in a few weeks would be worthwhile or not? Does anyone have any experience of them?

Two weeks on the market now, presumably no interest as there's been no communication from the EA despite messages left for them. :( It's not looking good, is it?

I hate living like this!! All our beloved possessions are in boxes, so we can't even read a book or watch a film without going into the garage/loft and trying to remember which box we stored it in.

I wouldn't mind if it was for just a little while, with a light at the end of the tunnel that eventually we'll move to a bigger house where we can surround ourselves again with all our favourite belongings. But right now, it all seems so futile. :(

How frustrating for you. We are due to change agent this weekend. Photographer coming first thing in the morning and the weather is pants!!
