We have had our house on the market for 10 months - it is in a wonderful part of cheshire, takes 10 minutes to get to Peak District, is commutable into Manchester, has good schools and a fabulous community for bringing up children. Sadly having to leave, but cannot sell house, it is a large, four double bed house, with two sitting rooms, lots of storage, lovely garden - we are utterly desolate that, despite maybe 15 viewings we have had no offers. We took advice from two agents and did some internal and external work following feedback. We have now gone joint agents with a national and local EA. We have dropped the price taking into account it is a buyers' market and we really have to move because of a change of job. Really at breaking point as we really need to sell, but may have to realistically face the prospect of renting house out, the worst of all worlds as we are moving 250 miles away and really want a clean break, fresh start etc. Has anyone tried one of these companies who promise to buy your house ( obviously for loads cheaper than the value) - too dodgy? Any ideas or help greatly appreciated!

I had a quick look on what was on the market in your area - off sick -and for a "modern" house yours is way the most expensive - yes its probably got more space - but it doesn't come over in the link really and actually the market for more than a 4 bedroom house is probably limited. Also the cheaper houses have also been on the market for a while - have you got propertybee - it can be quite informative.
I also don't like lack of the door to the ensuite although sure its not the reason its not selling
we made a similar move -north to south- and decided to rent our house out - the agents and tenent have been fine so far - although long term its not ideal

No idea about the area etc. We live in Australia (Perth) and our house, like pretty much every builders' plan these days, has the ensuite open to the bedroom (although the loo is closed off). I did wonder if I'd like it, but it's fine.

!! Floral!! - Take another look at land registry. House opposite just sold at £340,000. It needs new kitchen, bathroom and general update as is very old fashioned. It hs no family space at all and is on a huge slope. Our house has a third more space - extra living room/family room/much bigger garden and huge study/gym. And had new kitchen/bathrooms quite recently. So even given the original buying price 8 years ago, we reckon to have spent way in excess of70 k overthe years, a large amount of structural work inside included. I hear what you are all saying - it is still too expensive, but given what I have just told you, would'nt you be dragged kicking and screaming to reluctantly drop the price further? There are very few big family houses in this area, we just havent found the family with 7 children yet...........

I suppose you people can be reluctant to drop the price, but we were more reluctant to have no viewing (or viewings without sales) and just so much stress as move date got closer.

If the house opposite sold recently I guess the buyers viewed yours as well ? If it had been marketed at say 340k then it sounds like you would have got your sale. I suppose that's really the point I was trying to make. Time goes quickly, buyers are thin on the ground, and you sound like you have a fixed moving date. I would consider reducing and securing a sale now just to avoid potential huge levels of stress and chasing the market down. Not having a go (I know this is a very emotive subject, especially when you sound like you've invested so much of your money and time,) just letting you know my thoughts based on my own experiences.
