what can 600k buy in a commuter town from London?

Finally realised i'm fooling myself and that we will not be able to afford the house we want in the area we want soooooo I desperately need your advice on where we can live that is still commutable to London? We've looked at Harpenden - way too expensive. Had a quick look at Guildford and Godalming. We love period properties. We'd like 3/4 bed, ideally detached and with a decent garden. We can travel about an 1 - 1hr30mins to get to London.

Am I still being ridiculous with our budget?

Worcester Park, lots of detached properties with large gardens in that price bracket, sw trains zone 4, 6/hr at rush hour, 4/hr non-rush hour, approx 25-20 mins to Waterloo. The catch is schools of course unless you are Catholic or dcs are 11+ material. Plenty of grammars in Sutton & Kingston & some private options around.

Wiltshire/South Cotswolds? Might struggle with large garden but you'd get period for sure & various train lines into the city - worth a look

don't count on grammars in sutton/kingston - we're moving further out to stand a chance of getting into decent state secondary.

check out redhill/reigate and if you can stand 1:30 commute, east grinstead area

Cambridge - good 4 bed for about 400K - 45 mins to 1 hours to get to London

Ely - 300-350K for a 4 bed - 1hr 15 to get to London

You could consider Harlington - it is just north of Luton so commute not too long (45 min to St Pancras) - this sort of property is available there.

Great Bedwyn, Wiltshire, or surrounding villages. Lovely village with station 1.10 mins into Paddington. Catchment area for a great state comprehensive in Marlborough.

Where in London are you trying to get to?

Move to Forest Hill/Honor Oak in London instead? You could get a 4 bed with garden & only 15 minutes into London Bridge!

I was going to say the same as Cornish KK. You can get a v nice 3 or 4 bed with a large garden in parts of South East London for £600k.

You'd get a lot in North Herts - letchworth has some nice parts as does Hitchin. 30 mins from KX

Fabulous suggestions everyone, thanks so much! Must get googling tonight. DH will be working at London Bridge, I'm SAHM so I guess we dont want anywhere too rural as I will go out of my mind x

Have you considered Cheshunt or Broxbourne in Hertfordshire? 10-15min train to Tottenham hale to connect the Victoria line into central London OR 30min to Liverpool street station .

Have a look at Horsham, Reigate, Dorking and Merstham. You should be able to get a 4 bedromm house for under £6ook.

Tonbridge has good state grammars. Farnham, near Guildford, is really pretty.

I live in Wiltshire. It's just over an hours commute into London from Chippenham on the train and plenty of people around here do it. With £600k you would get a good sized village property with a good sized garden.

I second north herts - although 600k might not get you a truly stunning period property in some of the villages, but it will get you a four bed detached fairly easily in most of the main towns, Hitchin, Letchworth and surrounding, etc.

Sevenoaks? This is only semi-detached, but 4 beds, decent garden, 5- 10 minute walk to the station and it's 25 minutes train journey to London Bridge.

this is £50k under budget and full of period charm and large garden, but does need work and is nearly 2 miles from the station, so you'd have to factor in paying for parking at the station or could you convince your DH to ride a bike?

North West Kent is pretty good value. Does it need to be in a town as that is more villagey (albeit villages pretty close to the London sprawl and some county towns).

Chiltern Hills (S Bucks) area - Princes Risborough, Longwick, and all the villages inbetween and round about. Fab schools - independent and state primary and secondary, lovely local shops (and Costa in PR) and between 40 mins - 60 mins on train to Marylebone.

If you are concerned about HS2 I wouldnt move to Wendover or Gt Missenden as it is planned on running right through/next to those villages.
