What paperwork should you get on completing an extension/renovations

My building work is limping to a close after a fairly stressful year. It's safe to say that the builder and I aren't going to be parting on the best of terms!! I'm anxious to make sure that I have all the correct paperwork that I am entitled to at the end of a project.
I have an electrics certificate, but not a gas one, and the builder has always said 'oh it should be coming' over the last six weeks that I have asked.
The other thing I'm not sure of is if I should be getting anything official from the building inspector? He came to have a look around and was very unhappy with the firedoors that had been put in - then about 4 weeks ago the builder rang to say that the inspector was now happy and had signed the project off.
Now I'm not saying exactly that I don't believe him, but I'd just like to SEE a piece of paper saying that everything is up to building control.
So what I'm asking is what should you expect in terms of paperwork when you finish a job?? TIA

You should be issued with a Building Regulations Completion Certificate from Building Control at your local Council. If you look on your Council's website, they'll have useful information.

Where I live, nearly 1/3 of houses in the whole city do not have Building Regs sign off (including mine)
but my insurer are happy, the council have increased my banding
and I'm just waiting for the regs to change back and then will get my sign off
been waiting 3 years so far!

Do make sure you have every possible scrap of paperwork - if you come to sell you'll need it. If you've had doors/windows done you'll need something from FENSA as well.

If you have had an extension or any external alterations you will need either the decision notice from the council that says planning permission was granted for the works or the letter from the council to say the works were permitted development and didn't need planning permission. You or the builder should have this already.

You'll also need the building regs completion certificate from building control which shouldn't be issued until the building inspector has signed off the works. If you haven't got either of these then ring the planning department and building control depts at the council, give them your address and ask for an update and or copies of the decision notice/letter/completion certificate.

No advice on gas certs or anything else tho!
