EPCs and moving home

Evening all, I'm in the process of putting my house on the market and just wondered if anyone knew whether I have to pay to get a new Energy Performance Certificate even though one was done on the property when we bought it in 2008?

Our estate agent said that they are valid for 10 years.

The estate agent told us 3 years...but the EPC guy told us 10 years!! So I'd definitely question any estate agent questioning this.

Thanks all, tbh I'm still a bit confused. Two agents now told me that I need a new one for sales after 3 years, but the epc register people said it was valid for 10 yrs too. Can't really see what's to stop me from printing out the current one from the online register and using that.

Epcs are valid for 10 years however if you have made improvements to your house and you originally had a poor score it may be worth revising it to make the house more attractive for sale. Personally ( and professionally) I think they are a load of bobbins but that's because as a tick box exercise they do not take into account the realities of individual properties which is fine with very bog standard properties but very few of us live in those. Most are done by a guy who has done a quick accreditation course ( some of these are estate agents or other completely unqualified individuals) who know little or nothing about energy efficiency or buildings ( we got one for our office when we sold the last one, it was a ridiculous exercise when we had to pay for an assessor who knew fuck all to write the certificate for a practice that lectures on building sustainability and has a collective experience of several hundred years on the subject of building fabric and energy consumption, ok construction professional rant over)
