House selling woes

We are, or rather were, close to exchanging on our sale. Mortgage offer in places, searches done etc but our buyer has decided that they need to do a lot of work to the house (including a new bathroom) which they would like us to pay for.

They presented us with a schedule of works which included all kinds of things that need to be done only one of which was structural and unexpected. We offered to pay for that one thing (5K) but they are saying that we have to pay over half of everything (including a new bathroom). As we have only offered a reduction of 5k (and not at least 10) they are dropping out.

It is soooo annoying. I know 'tis a buyers market but this really takes the piss. We are back on the market and I know it seems silly to lose out on the sale over 5k but I am still annoyed and not yet rational.

Just wanted to rant really Smile

Brew poor you. That seems really unreasonable of the people (with exception of the structural issue) - they knew they wanted a new bathroom so their initial offer should have reflected that - they are now blackmailing you and are definitely scummy people.

BUT...

...is there no way you can get over this and accept the additional 5K reduction and move on? Comfort yourself with 'what goes around, comes around', which is so true with house-buying - some 'friends' of ours who shafted someone like this the day before exchange are now being blackmailed themselves for a much larger sum in their current move.

You have to ask yourself how much more is it going to 'cost' (emotionally) to get another sale. Plus financially - a house a long time on the market (or worse, back on the market after a sale falling through) is stigmatised and you may find that future offers on it are lower to reflect this - people assume you are now 'desperate' and may not be willing to match your current offer.

I don't know, maybe I'm wrong, but you just need to be sure you are not cutting off your nose to spite your face on this one.

You are right of course. I'm sure by tomorrow I will be back to my reasonable self. Just now I am irritated. I would also worry that there might be another last minute price drop in a week or so.

Oh well it is supposed to be stressful I suppose.

I'm afraid all buyers seem to be like that atm - ask for ££££'s off everything, and then throw a wobbly if they don't get it (bitter, moi?) How damn cheeky to expect you to pay for a new bathroom, that's their choice which you absolutely should not fund.

I wouldn't go with it at all, partly out of principle, but if you are already funding a structural repair then very soon you'll have no money left and be giving the house away. I wouldn't be too sure either that once you give in on one thing, then another request will be made.

It's a stinking market for sellers at the moment, I hope someone nice turns up soon.
