Cheap attic flooring and walls.

I need to sell the family home. Its a 3 bed semi in a nice area. It's been painted and scrubbed up well. The attic is huge and was floored and has a light. There is a funny wee windy staircase up to it. We put a velux window in it as the plan was to legally make it into a bedroom. It didn't happen but it is all ready to be properly insulated. E agents were round today and they both suggested that if we insulate it, put down a floor( it is just plywood now), line the walls again and paint it, it would greatly up our chances of selling it at a decent enough price. I am no longer living there. My xh is in it. We have little cash to spare but to get rid off the house it sounds like a reasonable plan. Does anybody know the best way to go about this? N Power insulate attics for about £200. Anyone got a clue about costs for lining the walls? Was thinking of plasterboard. I also thought of a vinyl floor.
Ideas welcomed :) we need to get on with it and get a for sale sign up ASAP!

In order to Market it as an extra bedroom you'd have to comply with building regulations, stuff like firedoors and compliant stairs / windows. I dint know the ins and outs but we've just bought a house with an attic conversion that gad to be sold as a 3 bed because no building regs. Ours was because of something to do with the window (no wY to be rescued in event if a fire) and the wonky stairs

Thanks, we don't have time or funds to do a proper conversion but reckon if the attic gets a really good freshen up it will show its potential or even do a family as a den or office space maybe. We would still market house as a 3bed but with a lined and floored attic. Just sweating a bit about spending more money...gulp!

I would insulate use ready to paint plasterboard on teh walls and carpet it and show it as an office/tv/den

Pop a blow up bed into it covered with a bedspread, gives a hint that it could be a bedroom eventually.

We have a big blow up bed as it happens! Might even invest in a nice Sheepskin Ikea rug. Would vinyl be nicer and cheaper maybe in an attic? I googled it and it is supposed to be easy to put down.

Vinyl would be noisy to live with but fine for selling! Just go to carpet/flooring shop and see what is the very cheapest to put in. You could even do carpet squares and take them with you when you leave! B & Q have cheap ones that would be fine for that purpose.

If you're selling it as a room - you have to be able to show your Building Regs documentation to prove it complies. This will be an issue during the legal proceedings.

Otherwise, list it as storage space.

We will definitely list the house as a 3bed house. We were going to do it properly as a bedroom and ensuite and had prepared it for insulation but got no further. Now it looks a mess but with a good freshen up it has lots of potential as a den or even spare room. I didn't realise vinyl was noisy although someone told me that the floor needs to be really flat and even for vinyl so ours mightn't be. Carpet tiles might be the ticket.

Just to warn you, even the Velux installation should have gone through Building Control, unless it's small and you put it between existing rafters. This may come up when you're selling.
