Cost for a total rewire?

We're having the old coach house converted into a holiday let. Its not going to be very large, just four rooms plus a bathroom. We have recently received a quote for the whole job which seems a little on the high side, but the itemised cost for a total re-wire stands out as completely over the top for just four rooms. Has anyone had a re-wire recently or could tell me roughly how much a re-wire should be?

I had my average 3-bed semi entirely re-wired about 6 years ago at a cost of approx 3k. the chap who did it was fully qualified and totally reliable as a close family friend so i know the cost was fair. Obv a while ago and costs have prob gone up but it's a starting point of a gauge for you.

A house rewire costs the same as a second-hand car.

You can get another quote from a recommended local firm that is a member of a Competent Persons scheme. Ask the electrician how long he has been a full member (preferably not a Domestic Installer as that is the minimum qualification)

If you are using a builder who sub-contracts to an electrician, he will be adding his own profit to the cost. Ask the builder the same questions, and ask if it will be self-certified by the electrician or documented by Building Control. "Neither" is the wrong answer.

Personally I would always get at least 3 quotes and have what they include in writing. Also the cash / invoice question may crop up, so you have to make sure you are comparing like with like on that side of things too.

Often your local authority website has a trusted tradesman listing.

I had quotes done last year for a 1930's 3 bed semi & to add an extra socket to living room & bedrooms as part of the rewire for an average £3700.

Agree with sussing out if they are VAT registered or not. My prices included the rough plastering of where wire were chased in but not a finishing coat or redecorating.

I was quoted £800 for a tiny (really tiny tiny) 2 bed 3 years ago.

quotes will depend where you are in the country.
when we was down south west it cost us £1,200, but we supplied all the socket fronts, switches and fixings, dh done all the chasing as he was renovating.
Same situation up north west as above and was £700
getting someone to do the whole thing anything from 2.5 - 3.5k

Were in the middle (well coming to the bloody end at last) of a renovation. COmplete rewiring for 4 beds, office, long hallway, 2 bathrooms, 2 lights fittings in the loft, living room, kitchen & utility & porch. Includes 2 outside lights, fitting lights, telephone line conected, leccy point for garage (yet to be built) fitting of new kitchen appliances. £4500 (& no VAT!)

Thanks everyone. I thought the price quoted was a quite steep £5000 for just four rooms in Mid-Wales. Will definitely keep looking!

They say, £1000 plus and extra £1000 for each bedroom.

For yours I'd say around £3000-4000
