Vendors taking dishwasher and fridge - I don't agree!

So briefly as it's a bit boring, however, DH and I have never gone through the process of buying a house before so aren't sure.

So we are in the process of buying a house. We are paying at the top end of the market for a 3 bed property in the area because the kitchen has been completely done, new boiler, bespoke units, stone floor, new paint etc..

Anyway we offered asking price, accepted etc. So now we hear that they are taking the fridge freezer and dishwasher. They are integrated into the design of the kitchen IYKWIM....I am not quite happy with this as the reason we are paying the money we are is because the kitchen/diner was the big attraction of the house and on viewings we were shown these appliances.

They are taking washing machine and I can understand that as it's freestanding but I think the other things should be included.

I raised this and the vendor's estate agent said she'd put it to them and she thinks it's going to work out in our favour and not to worry about it. But stupidly on the phone I didn't say, 'can I have that confirmed?' or in writing. I think the estate agent just says things because she's desperate for the sale to go through as the last buyers pulled out. I have the feeling she's waiting just for us to do the survey, then more committed then she'll say actually you have to pay extra.

How do we proceed? I know it seems a small point, but the reason we are paying more is for the work done and were not expecting the vendors to start taking parts of the kitchen away. Not to mention the units are bespoke not off the shelf and we have to get appliances to fit the spaces..

I so agree with Bibbity - there is no way I'd pay extra for integrated appliances.

and does anyone know is it normal that you go back to renegotiate after a survey, how much and how do you know if you should?

By however much it will cost to fix the issues identified.

Anything over a thousand, i'd say. Or you can ask them to fix the problems and pay themselves prior to sale.

It may be common enough / usual to leave integrated appliances, but I think madwoman has hit the nail on the head. What I was saying was more a cut and dried position that they don't have to leave them if it wasn't stated either way.

Agree estate agent should have made position clear out of professionalism.

Depends on the issues, basic cosmetic work and maintenance is kind of taken as read into your initial offer. Distinguish between jobs you had not foreseen (ie. serious damp or damage from old leaks) and those which are less pressing and really part and parcel (ie updating bathroom). Ask the surveyor how much he think it might cost (or it may be evident form his valuation) or go round again with a builder/plumber etc if you want more specific advice and cost. It would n't be unusual to go 50:50 but you can ask for the whole lot to start with.

I disagree about being able to get replacements easily - we replaced an integrated washing machine - fits space perfectly the problem was with the fittings which had been attached to the door - they couldn't be removed and didn't fit our new machine. So we've ended up with an integrated machine with no front - which looks pretty shit to be honest but we live with it.

DS bought a house recently. There was £1000-1500's worth of work to be done according to the survey - although tbh it was stuff like installing a fan in the bathroom which you wouldn't bother doing anyway. On that basis he asked her to leave the fridge-freezer and dishwasher as well as two sets of curtains. The cooker was built-in so she was leaving that already. She agreed, and also left a tumble dryer (pretty ancient!) and a microwave (which was so filthy even Kim and Aggie would have admitted defeat and chucked it in a skip - good job he had a better one already).

I think it's ridiculous when people want you to pay for blinds, since they are hardly likely to fit the windows in their new place. Many people are like this, though, and worse - I've heard of light-bulb and door-handle removers from people I know!
