How many pics to put on Rightmove

mahonga · 11/04/2012 15:01

What's the mumsnet view on the number of photos to put on Rightmove? We've just instructed House Network to sell our house, so the number of pictures is totally up to us, and looking at most their houses on Rightmove, their clients seem to go for lots (I think 40 is the most I have seen!).

I think one or two of each room (where it adds something) is good, and I certainly pour over every picture in detail when I'm looking for a house, but my DH thinks that having anything over 10 looks cheap, and pictures should be used to give a 'taster' of the house, leaving the buyer wanting to book an appointment to see more.

So what's your experience, both as a buyer and a seller on the number of photos?

As a buyer I like to see plenty - but I'm not sure that your average house needs 40!!

I would like to see a few of the garden from different angles.
The front of the house.
Any views out of the windows.
At least one picture of each room, two or 3 if that would give a fairer view.
I also quite like a couple of detail shots, perhaps the fireplace if its nice that kind of thing.

My opinion is that I am a busy lady, and I want to see as much as possible before I make the effort to go and view. When I look at a house with very few pics I think firstly what are they not showing me? And it doesn't give me much to get excited about.

I like to see a floor plan, and information about the area - schools, parks, shops, transport etc.

And if the house is old/interesting then a bit about the history of the place sparks my imagination too!

I'm also very nosey so when you get the details up post them so we can snoop advise Grin

I love lots of pics!!

SwedishEdith · 11/04/2012 19:25

I don't like loads, 10 would be enough, I imagine. What I do want thought, and is hardly ever provided, is the dimensions of the bathroom(s)

NotAnotherNewNappy · 11/04/2012 21:01

Ten is plenty - one of each room plus one of the front and a couple of the garden. If thereis a floorplan photos matter less.

thisisyesterday · 11/04/2012 21:04

i love lots of pics, but not if they're all of the same thing just slightly different angles!
40 prob too many i guess, but you need at LEAST one pic of each room, and the front and back gardens.

and please, please, please put a floorplan!

Eglu · 11/04/2012 21:06

I like a pic of each room and one of the garden. Floorplan is also helpful.

wonkylegs · 11/04/2012 21:30

It really depends on the house - I want to see at least one of each room + at least one of the front & back elevations of the house + garden if you've got one + anything particularly special/ different (amazing views, etc)
Photos all need to be good quality, well lit and take in as much as possible with no clutter - if the photo is bad in anyway don't use it.
Floor plans are great especially if your house isn't standard in anyway.
DO NOT whatever you do try to be arty for arty sake saw an estate agents website the other day with what somebody obviously thinks is an ' arty' style but actually looks like my 3yo was in charge of the camera here is one of my favourites sarahmains.internetapp.co.uk/index.php?page=home&action=morePictures&picnum=10&prop_id=888_GOS110082&agent_id=149 learn from them how not to do it

wonkylegs · 11/04/2012 21:36

Just realised that the link on my phone takes you to their mobile site ... If you link to their main website you get even more drunken photos

LoopyLoeufdePaques · 11/04/2012 21:38

12-14 optimum I think.

Springforward · 11/04/2012 21:53

One of each room, plus the front and back gardens.

Eglu · 11/04/2012 21:55

Wonkylegs, some of those photos made me feel seasick. The area is local to my family too. :)

HeidiHole · 11/04/2012 22:01

floorplan VITAL!

mahonga · 11/04/2012 22:18

Thanks everyone. We're having a floorplan. And I'll ensure the dimensions of the bathrooms are there for SwedishEdith!

Those of you who favour a modest number of pictures, why is that? Do lots of pictures actually put you off, or do you just think they are unnecessary?

We won't be having any arty photos Wonky I saw a corker close-up the other day of a carved elephant ornament on the mantlepiece!

I get irritated by lots of pics showing you the same thing - the dining room, the dining room slightly larger, one particular wall of the dining room which was clearly visible in pics 1 and 2. It suggests the agent has taken a lot in case they don't come out well and then just uploaded the lot without even bothering to think.
At least one per (significant) room is a must though - if a house has 3 bedrooms and only pics of 2 it makes you wonder what is wrong with the other. And the occasional close up of a lovely fireplace is fine.

mahonga · 11/04/2012 22:30

Found it - here is the elephant on the mantlepiece, which presumably isn't included in the sale of the house...

ha ha. You could negotiate - 'I'll give you 5% below asking price but only if you throw in the elephant, decanters and the kitchen implements complete with hops!'

oreocrumbs · 11/04/2012 22:42

Thats what I don't get about those pictures, there are 14 pictures and you only get to see the longe, dining room and kitchen. Where is the bathroom? Any bedrooms?

I'm all for a bit of fluffing up, but at the end of the day I'm buying a house not a sodding elephant!!

ChippingInLovesEasterEggs · 11/04/2012 22:51

I don't think you can have too many really.

I think your DH is wrong. I don't want a 'taster' I want to 'see' the house. If I like what I see I will go and view it, if there is too much not in the photos I start to wonder why not?? How much of a state is the bathroom/kitchen/garden if they wont even put some decent photos of it??

That's the other thing - people do want to see the garden, the garage, the front, the side alley - whatever. When reading through a lot of listings it's easy to miss the fact that it has a great garden or off street parking or whatever, a photo helps to bring that to attention.

But glad you are not going for the fucking ridiculous 'arty' shots? I mean WTAF??

Good Luck selling!!
