3 beds/2 bath or 4 bed/1 (tiny) bath?

We currently live abroad and have to rent out our house in the UK and the time has come to do some work on it - it's been a while!

We always seem to attract students (it's London so not a solely student area but there are a couple of universities locally - lots of families around too) and, unfortunately they seem to cause a lot of damage every time and they move on every year. (of course not all students cause damage but we have been unlucky!)

We'd really love a family who are more likely to hang around for a while so we were thinking about making the smallest bathroom (at the top of a four storey house) and making the current (really tiny) bathroom into an ensuite for the master bedroom.... so my question is, if you were renting as a family, would that make the house more attractive to you or should I stick with the four bedrooms? or does the fact that it's a tall narrow house mean that no family will want it? (I know kids cause damage too but it can't be worse than the students that we've had).

all opinions welcome!

thanks sparkles - I should have said there is another toilet in the house..... but it's in a kind of old cellar off the dining room and so the head height is....well a little lacking so it's not really a proper downstairs loo..... that's probably another plus point for another bathroom actually!

Also there are two receptions rooms, one of which has been used as a bedroom.... but it's on the ground floor so that wouldn't be my choice - but then again I don't have to live there!

I am also looking for houses that will eventually be suitable for a family.
I would be happy enough with a down stairs toilet and one main bathroom as long as the bathroom was fairly spacious and had a bath and a shower.

What is the layout of the house at the moment? I am probably unusual in that I'm not especially bothered by having more than one toilet in the house - where I am now there's bathroom upstairs and toilet downstairs but I wish downstairs was a cupboard instead as you could fit more things in it rather than a toilet that isn't used much. Children are 8 and 6 and although last house had a toilet downstairs as well, it was in a converted garage and we didn't really use it. But most people seem to need at least two toilets,

That is one of the problems pinkpolkadots - it's very much not a spacious bathroom at the moment! (it's 1.5 x1.5.... teeny teeny tiny.... just fits bath with shower over it and a toilet you can sit on and wash your hands in the sink!)

QED layout is 4 storeys - kitchen and (pretty grotty) toilet downstairs in lower ground, two receptions on ground, two beds and bath on 1st floor and two smaller beds up top. So there are two loos but no nice bathroom - if we changed the smallest bed into a bath it would be a lovely bathroom... (but would be right at the top of the house) and tiny bathroom could become ensuite to master bed... I think I'm convincing myself here aren't I!

Sparkles - totally agree about having a downstairs loo - my family still only have one which right up the top of the house and I can't stand it!

I'm with QED, I'd rather have more storage space/another room than another toilet. However, we are a family of three, so I guess our chances of queuing for the toilet are smaller Smile
