Last month was busiest sales month for 5 years according to estate agent I have just spoken to. Tallies with conversation was having with friend yesterday about sudden number of sold signs appearing (both of us helping elderly relatives).

Light goes on thanks Tunip. Must have had a knock on effect higher up the price levels though too thinking of where seen signs.

yes, I think it would have filtered up, lots of people aren't moving up the ladder because they can't sell their properties so extra action low down would have had a knock-on effect higher up.

Tunip - yes there was always going to be a rush with demand being brought forward - after the end of the first stamp duty holiday, the number of sales halved Shock. Of course the government rushed in the next SD holiday shortly after so we haven't yet seen the full extent of the removal of this prop.

Consider too that for an FTB with a 90% LTV mortgage, the stamp duty saving could theoretically make a £15,000 difference to an FTB's budget if they were looking at around the £150K mark, and any extra they have had to spend will have pushed prices up through the chain as you say.

Both my neighbours have sold in the last 4 weeks. After at least 6 months on the market and 10% off the original asking price
