dividing a room - what do I need to ask for?

We live in a standard Victorian terraced house with a large front bedroom across the whole width of the house. We need to permanently divide this room into two, a bedroom for DC3 and a small study.

We have had bad experiences with builders in the past so I need to know exactly what I am asking for before I ask for quotes.

Will it be a stud wall? Or is there an alternative?

Yes, a stud wall is what you need.

Small word of caution: if access to one of the rooms will be through the other one then just check that Building Regs will allow you to do this. You should have a means of escape directly to the outside in case of fire, i.e. not having to go through another room to get out. This may be an issue if you ever sell.

Thank you fresh - I was wondering about building regs and planning permission as it means increasing the number of bedrooms.

Does a window count as an 'escape route'?

Not if it's at first floor level without an external staircase, I don't think, but I'm sure someone who knows better will come along soon. Sorry!
